Previous experience managing a market-rate apartment community preferred.

Property Operations
Oversee the day-to-day operations of the community including leasing, maintenance coordination, and resident services.
Lead, coach, and hold the onsite team accountable to operational and service standards.
Maintain a professional, welcoming environment that reflects the LUXOR brand.
Ensure the community is well maintained and all amenity spaces are operating properly.
Financial Performance & Budget Management
Develop and manage the annual operating budget for the community.
Monitor monthly financial performance including revenue, expenses, and NOI.
Identify opportunities to control expenses while maintaining high service standards.
Review rent rolls, delinquency, and financial reports to ensure accuracy and performance targets are met.
Occupancy & Leasing Performance
Drive leasing performance and maintain strong occupancy levels through effective pricing, marketing, and team coaching.
Monitor leasing traffic, conversion ratios, and market conditions.
Work with corporate leadership to adjust pricing and concession strategies when needed.
Ensure leasing standards, tours, and follow-up processes are consistently executed.
Resident Retention & Experience
Develop and implement strategies that improve resident satisfaction and retention.
Manage lease renewals and monitor renewal conversion rates.
Address resident concerns professionally and resolve escalated issues when necessary.
Ensure the community maintains strong online reviews and positive resident feedback.
Community Events & Engagement
Plan and host community events that foster resident engagement and enhance the lifestyle experience.
Coordinate resident programming throughout the year including social events, seasonal gatherings, and community initiatives.
Utilize events as a tool to build community culture and improve resident retention.
Compliance & Reporting
Ensure compliance with company policies, Fair Housing regulations, and local requirements.
Maintain accurate records and reporting in the property management system.
Provide regular operational updates to corporate leadership.
The Community Manager is responsible for the overall operational, financial, and customer experience performance of LUXOR Wilmington. This role oversees daily property operations while driving occupancy, resident satisfaction, and financial performance. The Community Manager leads the onsite team, manages the community budget, and ensures the property consistently reflects the LUXOR Lifestyle brand.
