Commercial Building Engineer

Sparks Group is seeking an experienced Building Engineer to support daily operations, maintenance, and repair functions within commercial office buildings. This role is responsible for ensuring safe, efficient, and reliable building performance through hands-on maintenance, troubleshooting, and system oversight. The ideal candidate will have strong commercial HVAC experience along with general knowledge of electrical, plumbing, and life safety systems.
Key Responsibilities- Perform general maintenance on HVAC systems, including filter changes, lubrication, belt adjustments, coil cleaning, induction units, and air handler servicing.
- Clean and maintain boilers, chillers, cooling towers, pumps, valves, strainers, and related mechanical equipment.
- Operate central plant systems, package units, and building automation/energy management systems; complete daily readings and make required operational adjustments.
- Conduct weekly inspections of life safety equipment, including emergency generators and fire pump systems.
- Coordinate quarterly sprinkler testing and annual fire alarm testing with approved vendors.
- Support annual fire evacuation drills with property management teams.
- Perform electrical repairs such as ballast replacement, fixture installation, troubleshooting circuits, and resetting breakers.
- Complete minor plumbing repairs including fixtures, toilets, urinals, piping, soldering, and drain clearing.
- Replace ceiling tiles, light fixtures, and other small carpentry or cosmetic building repairs.
- Respond to on-call and after-hours building emergencies as needed.
- Assist with snow removal activities during inclement weather.
- Complete daily building rounds, document findings, and adjust HVAC systems as needed.
- Schedule and coordinate service calls with approved vendors; supervise contractors performing building repairs.
- Request proposals and manage small repair projects.
- Safely operate ladders, hand tools, and mechanical equipment; lift and move materials as required.
- Identify hazardous conditions and take corrective action to ensure occupant and building safety.
- Use computer systems to track tenant requests, preventive maintenance tasks, and reporting obligations (experience with Angus or similar systems preferred).
- Communicate effectively with property management and tenants to address service needs.
- 3–5+ years of experience as a Building Engineer in a commercial office environment.
- Strong hands-on experience with HVAC, electrical, plumbing, and fire protection systems.
- OSHA 30 certification required.
- CFC certification required.
- Additional steam engineering or jurisdiction-specific licenses a plus.
- High school diploma or equivalent required.
- Strong organizational skills, reliability, and attention to detail.

Pay Range: Hourly $43.00 to $45.00
