About the Role

The Business Development Manager is responsible for driving new client acquisition across North Carolina and South Carolina through relationship-based sales, networking, and consistent pipeline development.

This role is focused on execution — identifying opportunities, building trust with HOA board members and decision-makers, and closing new business. You will work closely with leadership and internal teams to ensure a smooth transition from prospect to client and support long-term client satisfaction.

What You’ll Do

New Business Development

  • Identify, pursue, and close new community association management clients.

  • Develop and maintain a strong pipeline of qualified HOA prospects.

  • Conduct discovery meetings to understand community needs, challenges, and goals.

  • Deliver clear, compelling presentations that communicate the value of our services.

  • Close new client relationships and coordinate successful onboarding with internal teams.

Prospecting & Networking

  • Actively network within assigned markets to build relationships with HOA board members, developers, attorneys, and referral partners.

  • Attend and participate in industry events, community meetings, and networking opportunities.

  • Respond promptly to inbound leads generated through marketing and referrals.

  • Build long-term relationships that generate ongoing opportunities and referrals.

Pipeline & Sales Process Management

  • Maintain a pipeline capable of supporting consistent new business growth.

  • Track all sales activity, communications, and opportunities within the CRM system.

  • Provide regular updates on pipeline status, forecasts, and sales activity.

  • Follow established sales processes to ensure consistency and effectiveness.

Client Transition & Retention Support

  • Partner with internal operations teams to ensure a smooth transition from prospect to client.

  • Maintain communication with new clients during onboarding to ensure expectations are met.

  • Support client retention by identifying opportunities for additional services and strengthening relationships.

Marketing & Sales Support

  • Collaborate with leadership and marketing to support campaigns and outreach initiatives.

  • Assist with the development and refinement of marketing and sales materials.

  • Provide feedback from the field to improve messaging, positioning, and sales effectiveness.



Requirements

What You’ll Bring

Required Experience

  • 3–5 years of experience in outside sales or business development with a strong close rate.

  • Proven ability to prospect, network, and build lasting client relationships.

  • Demonstrated success managing a sales pipeline from prospecting to close.

  • Strong presentation, communication, and negotiation skills.

  • Self-motivated, organized, and results-driven.

Preferred Experience

  • Experience selling professional services, property management, or related services.

  • Familiarity with HOA communities, board dynamics, or real estate environments.

  • Bachelor’s degree in Marketing, Sales, or related field (or equivalent experience).

Work Environment & Schedule

  • Full-time, 40+ hours per week.

  • Travel required throughout North Carolina and South Carolina.
