Building Operations Specialist

About the Role
Sigmatech is seeking an experienced Building Operations Specialist to support facilities and infrastructure operations at Aberdeen Proving Ground (APG). This role ensures mission-ready facilities by overseeing building systems, coordinating maintenance, working floorplans and seating requirements with tenants/occupants, and enforcing safety and compliance standards within a secure DoD environment.
Key Responsibilities
- Facilities Operations & Maintenance
- Monitor and operate building systems (HVAC, electrical, plumbing, fire protection, BAS/controls) to ensure uptime and efficiency.
- Perform and/or oversee preventive and corrective maintenance; manage service calls and emergency response.
- Maintain and update the computerized maintenance management system (CMMS) (e.g., Maximo or similar).
- Compliance, Safety, and Risk Management
- Ensure adherence to applicable codes and standards (e.g., UFC, NFPA, ASHRAE, NEC) and APG/Army policies.
- Execute lockout/tagout, hot work permits, confined space, and other safety protocols; lead Job Hazard Analyses.
- Support environmental compliance (e.g., refrigerant handling, hazardous waste, spill response) and maintain records.
- Vendor, Stakeholder, and Project Coordination
- Coordinate and oversee contractors and vendors; validate scope, schedules, permits, and quality.
- Interface with government stakeholders, end users, and base operations to align with mission requirements.
- Assist with small projects, retrofits, and system upgrades; support commissioning and acceptance testing.
- Monitoring, Reporting, and Continuous Improvement
- Track KPIs (uptime, work order closure, energy usage) and produce periodic status reports.
- Identify energy conservation measures and operational improvements; recommend lifecycle strategies.
- Maintain documentation: O&M manuals, as-builts, inventory, and warranty records.
- Security & Base Protocol
- Follow OPSEC and information handling procedures; support secure-area work execution.
- Comply with APG access, badging, and escort requirements; maintain readiness for inspections and audits.
Physical & Work Requirements
- Ability to lift up to 50 lbs., climb ladders, work in mechanical spaces, and stand/walk for extended periods.
- Work may include after-hours, weekend, or on-call support for critical systems.
- Valid drivers license; ability to operate government or company vehicles if required.
- Must meet APG access requirements; compliance with all base safety training and medical screenings.

Required Experience:
Minimum Qualifications
- Experience:
- Minimum ten (10) years of progressive building operations, facilities maintenance, or related trade experience;
- Ten years of military experience in engineering, facilities, utilities, or maintenance operations can be used as a substitution (substitution allowed).
- Education: High School Diploma or GED equivalent.
- Clearance: Active DoD Secret security clearance (required at time of hire).
- Technical Skills:
- Hands-on expertise with HVAC systems, electrical distribution, plumbing, fire protection, and BAS (e.g., Siemens, Johnson Controls, Trane).
- Proficiency with CMMS, digital work order systems, and basic MS Office tools.
- Ability to read and interpret technical drawings (schematics, one-lines, as-builts).
Preferred Qualifications (Nice to Have)
- Trade licenses or certifications (e.g., Journeyman Electrician/Plumber, HVAC/R certification, Universal EPA 608).
- OSHA 10/30, NFPA 70E electrical safety training, fall protection, and confined space certifications.
- Experience on Army/DoD installations and familiarity with UFC standards and APG procedures.
- Knowledge of energy management and metering; experience with commissioning and retro-commissioning.
- Prior experience with Maximo, Archibus, or similar CMMS platforms.
