Job Summary

The Assistant Project Manager (APM) supports the Project Manager (PM) in overseeing all phases of construction projects—from pre-construction through closeout. The APM assists with the daily management, supervision, coordination, and successful completion of the project(s) to meet time and cost objectives with respect to contracting, estimating, budgeting, and documentation functions.

  • Assist Project Manager with project buyout by identifying subcontractors and writing scopes of work as directed
  • Assist with the estimating process by requesting proposals/pricing from subcontractors and completing takeoffs, as needed
  • Assist with the project budget, to include determining budget adjustments and inputting into project management software
  • Manage the submittal process by directing and guiding PEs/Sr. PEs with completion of submittals and partnering on complex submittal completion
  • Manage the Request for Information (RFI) workflow
  • Lead and run project and team meetings, as directed.
  • Assist with the inspection process, as needed.
  • Lead the permitting process by identifying any permit gaps and ensuring inspections are completed. Request and update Temporary Certificate of Occupancy (TCO) / Certificate of Occupancy (CO).
  • Assist with change orders, to include partnering with the PM to create and distribute change orders, reviewing subcontractor change orders for accuracy, creating documentation of modifications for approval.
  • Assist with Pay Applications and securing final payment from ownership.
  • Organize Building Information Modeling (BIM). Manage subcontractors for coordination and lead clash report meetings.
  • Assist with Quality Control Measures to ensure adherence to programs and plans, as needed.
  • Ensure punchlist items are documented and partner with the project team to close out punch list items in the construction management software, as appropriate.
  • Manage the closeout process.
  • Manage warranty issues, including organizing subcontractors, ensuring work completion, communicating regularly with the client, and identifying any cost impacts.

Work Environment

This job operates in a construction work site environment with others as well as in a professional office environment. This role routinely uses standard office equipment and personal protection equipment.

Required Education and Experience

  • Bachelor’s Degree in Construction Management or similar field, or equivalent work experience
  • Experience working as a Senior Project Engineer or equivalent work experience
  • Experience using Microsoft Office Suite, to include Excel, Word, Outlook, and Teams
  • Experience partnering with subcontractors
  • Experience reading submittals and contract documents for inspections
  • Experience reviewing proposals
  • Experience creating change orders
  • Experience reviewing subcontracts to understand contractual limitations
  • Ability to read and understand drawings and specifications
  • Knowledge of AIA contract/specification requirements
  • Knowledge of building codes and permitting requirements

Preferred Education and Experience

  • Experience using Bluebeam
  • Experience with a general contractor on vertical construction projects
  • Experience using construction management software
  • OSHA 30 certification
  • Accounting and project budgeting experience
  • Experience leading and facilitating meetings/trainings
  • Experience managing permitting and licensing processes
  • Experience reviewing subcontracts to identify gaps in scope
  • Experience working with project budgets
  • Experience working with pay applications

**Background Investigation and Drug Screening Required**

Salary Range: $90,000-$100,000
