Overview

Position Summary: The Maintenance Manager is responsible for overseeing daily light maintenance operations and managing a team of four (4) Maintenance Technicians. This role ensures facilities remain safe, functional, and compliant with contract requirements. The Maintenance Manager serves as the primary point of contact with the client, providing timely communication, documentation, and photo reporting, while also managing maintenance inventory and parts ordering

Schedule: 2nd Shift 2:00PM-10:30PM

Compensation: $70k-$75k annual salary (US Dollars)

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program

Responsibilities

Team Leadership & Supervision

· Supervise, schedule, and manage a team of four (4) Maintenance Technicians.

· Assign daily work orders and ensure tasks are completed efficiently and correctly.

· Train and coach technicians on proper light maintenance procedures and safety practices.

· Monitor performance and address any operational or staffing issues.

Maintenance Operations

· Oversee light maintenance activities including minor plumbing repairs, fixture adjustments, surface repairs, caulking, bulb replacement, and dispenser repairs.

· Ensure all work remains within the defined scope of light maintenance (no construction, major repairs, or structural work).

· Respond promptly to maintenance issues and emergencies within assigned facilities.

· Escalate issues outside the maintenance scope to the appropriate client or work order center.

Client Communication & Reporting

· Serve as the primary contact for the client regarding maintenance-related matters.

· Correspond with the client via email in a professional and timely manner.

· Provide before-and-after photos and written documentation of completed work.

· Submit required daily, weekly, and monthly maintenance reports as requested.

Inventory & Parts Management

· Maintain accurate inventory of maintenance supplies, tools, and replacement parts.

· Track parts usage and maintain detailed logs.

· Order parts and supplies as needed to support uninterrupted operations.

· Ensure proper storage and organization of all materials.

Documentation & Compliance

· Ensure all maintenance activities are logged accurately and consistently.

· Maintain records of completed work, parts used, and outstanding issues.

· Report incidents, damages, or safety concerns promptly.

· Ensure compliance with contract requirements, safety standards, and company policies

Qualifications

Qualifications

· High school diploma or equivalent required; technical or trade training preferred.

· Minimum of 3–5 years of experience in facilities or light maintenance, with supervisory experience preferred.

· Strong working knowledge of light plumbing, minor electrical (bulb replacement only), fixtures, and surface repairs.

· Proven ability to manage staff and multiple priorities.

· Strong written and verbal communication skills.

· Proficient with email, basic reporting tools, and photo documentation.

· Ability to maintain organized records and inventory systems.

Physical Requirements

· Ability to stand, walk, bend, and lift up to 50 lbs.

· Ability to perform hands-on maintenance work as needed.

· Must be able to work in restroom and public facility environments.
