Job Description


Acquire and entitle land to provide finished lots for a high production homebuilding company. Work closely with Director of Land Development and Division President on engineering land development activities.



Duties and Responsibilities


·        Lead the land acquisition process for raw land and finished lots for high production homebuilding company

o    Identify potential land or lots to purchase for high production Homebuilding company

o    Create entitlement and land development budgets and schedules for potential new communities

o    Assist in evaluating the market, sales demand and pricing for potential land acquisitions

o    Conduct competitive market analysis for competing communities and products

o    Establish potential selling process for use in project feasibility analysis

o    Develop and run Excel based financial models to be used in the feasibility analysis of new communities

o    Create project presentations for Investment committee approval. Participate in investment committee process.

o    Identify third party land developers to facilitate the ability to assign land holdings and obtain finished lots off balance sheet

·        Assist in the entitlement and development of residential communities including:

o    Working with civil engineers and planners to entitle and permit the new land development projects

o    Solicit and evaluate bids, establish budgets and schedules, oversee development work

o    Provide oversight to ensure quality, schedule and budget meet required standards

o    Provide ongoing soil, erosion and sediments control oversight and documentation

o    Manage third party developer’s entitlement, development and construction schedules and budgets

·        Provide support to home building and new home sales teams

o    Provide HOA documents and budget information as needed

o    Evaluate and establish matrices providing lot fit and lot characteristics

o    Provide support on all land related questions and issues as needed

·        Miscellaneous

o    Attend annual HOA meetings

o    Review and Approve HOA budgets

o    Evaluate jurisdictional architectural guidelines to ensure inhouse product design compatibility


Job Requirements


Knowledge and Skills

·        High level of interpersonal skills – with the ability to professionally interact with customers, legislators, inspectors, contractors and industry leaders.

·        Self-motivated, organized and with the ability to prioritize and function successfully with minimal direct supervision.  And the ability to multi-task in a fast-paced environment.

·        Office level computer skills required – including MS Word, Excel, Outlook, etc.

·        Strong analytical skills

·        Understanding of state, county, and city regulations


Education and Work Experience

·        Exposure to residential homebuilding or land development environment preferred

·        Bachelor’s Degree in business, engineering or construction management - or equivalent experience in home building and/or land development
