Operations Team Manager


We are seeking an Operations Team Manager (OTM) to join our Corporate Solutions Project Management team in Raleigh, NC. The OTM will support high profile, dynamic, and fast-paced commercial real estate design and construction projects.  Project types include class-A office renovations, data centers, engineering labs, and other infrastructure-related work for an international technology firm.  The Operations Team Manager will report directly to the Account Lead and will sit at the client site in the Raleigh, NC area.

JLL’s Project and Development Services (PDS) team provides end-to-end project management services including all accounting and auditing functions associated with capital projects.


  • Primary Management Responsibilities:
    • Lead/Manage team of four Project Coordinators (two local + two remote) including expense and time approval, performance feedback, and career development
    • Support an environment of continuous learning; challenge the status quo
    • Manage vendor and project team performance to ensure compliance with contractual requirements, regulating entities, and client expectations including meeting/exceeding KPI & SLA guidelines
    • Forecast workload and allocate as appropriate across team members
    • Assist in training and development of JLL team members in the skills and knowledge of firm’s procedures, methodologies, and practices required for a successful project implementation
    • Ensure that the Account Lead is fully and accurately informed of all project issues (JLL’s or client driven) affecting the Operations Program
    • Partner with Corporate PMO, Account PMO, and Account Finance Team to develop & test new process, streamline existing process, develop program playbooks, reinforce compliance with client policy, and reconcile financial data for all programs
    • Drive consistency of process at a national level
    • Craft annual travel and expense budget for operations team
    • Attend leadership meetings, account platform meetings, and other process related meetings as needed
    • Facilitate the team’s transition to new project management software package and drive full adoption of the new environment

  • Primary Reporting Responsibilities:
    • Own the tracking and delivery of governance reporting within Client organization:
      • Select Key Performance Indicators and Service Level Agreements
      • Anticipate trouble areas and work with team to maximize fee-at-risk earned
    • Own the tracking and delivery of governance reporting within JLL / parent organization:
      • Ensure team strives to achieve a score of 5 out of 5 on Key Performance Indicators
    • Facilitate creation of recurring executive reports and presentations, including but not limited to:
      • Quarterly Business Review presentation deck
      • Quarterly and Annual reports summarizing project delivery
      • Recurring reports pertaining to project financial discrepancies and data quality/accuracy
      • Other myriad ad hoc reports as needed
    • Contribute where needed and/or as requested by Account Lead


  • Experienced team leader
  • Open communicator, able to interact with both internal and client-side executive stakeholders
  • Excellent written and verbal communication skills
  • Comfortable speaking in front of an audience
  • Comfortable working in a fast-paced and very dynamic environment
  • Inquisitive and self-driven approach to challenges
  • Detail oriented, with strong analytical skills
  • Ability to identify and triage multiple competing priorities
  • Desire to challenge the status quo, with ability to articulate clearly reasons why the team should change
  • Preferred:  Lean Six Sigma, Advanced Excel and presentation skills, Basic knowledge of accounting principles, experience leading remote teams, flexibility to work across time zones
  • Limited travel required
