Job Description

This Supervisor II position will provide high-level coordination and facilitation of frontline service delivery in our commercial facilities. This individual will be required to support the planning, coordination, implementation, and monitoring of day to day operations, as well as the administrative direction and management of both skilled and unskilled staff.

Through a workforce of over 300 dedicated employees, the FMD operates and manages the County's capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities, and environments.

The Building Operations Section of FMD maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse, District Courts, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several Public Health facilities. Our facilities range in age from 8 to 100 years, with equipment such as boilers, chillers, DDC controls, ventilation fans, pumps and compressors, and fire/life/safety systems.

This position is exempt from the provisions of the Fair Labor Standards Act, and is not overtime eligible. The workweek is normally 40 hours, Monday through Friday. Work hours will vary and are dependent on staff schedules.

This position is represented by Professional and Technical Employees, Local 17-Supervisors.

Job Requirements

  • Demonstrated supervisory experience in a high-paced, complex, industrial facility atmosphere managing staff involved with a variety of mechanical building operations or public works operations, and customer service support.
  • Experience in developing and/or implementing safety programs, including a demonstrated knowledge of Washington State or similar workplace safety laws and policies.
  • Past experience in planning, scheduling, utilizing and coordinating of a variety of skilled, semi-skilled and unskilled workers, and support staff to maintain a facility or other public works related infrastructure.
  • Demonstrated ability in solving complex internal and external customer service issues with tact and diplomacy and the ability to work with a broad and diverse customer base.
  • Past experience in developing or implementing training programs and processes used in building or public works management operations to include the development of Preventive Maintenance and work order programs, etc.
  • Past experience in making accurate decisions in emergency situations.
  • Intermediate ability in operating computers and software programs including Microsoft suite and Office to include Word, Excel, Outlook and PowerPoint.
  • Skill in construction/maintenance cost estimating and experience in service level implementation and project contracting required.
  • Skill in effectively communicating both orally and in writing with employees, peers, customers, and union representatives.
  • Skills in resolving conflict, solving problems, collaborating and negotiating.
  • Ability to work with a diverse work force, many who are speakers of other languages and who have varying levels of access to technology and communication channels.
  • Knowledge of trade work to include painting, carpentry, electrical, plumbing, and HVAC.
  • Knowledge of requirements for proper cleaning and maintenance of commercial office/government buildings and grounds.
  • Proficient in the principles and practices of supervision and training.
  • Knowledge of Government or Public Sector policies and procedures.
  • Proficient with Computerized Maintenance Management Systems such as Maximo.
  • Experience working in a unionized atmosphere; administering collective bargaining contracts.
