Maintenance Specialist

$20.00 - $25.00 / hour

General Summary: The Maintenance Specialist needs to master all knowledge, skills, and abilities necessary for the Building Maintenance Technician position. Specialists must perform all necessary maintenance duties at designated Menorah Housing Foundation properties and be able to oversee all building work orders and operations with minimal supervision. 

Duties and Responsibilities (Technician):

  • Diagnose and perform routine maintenance repairs and replacements on the following:
    • Plumbing:  kitchen and bath drain lines, garbage disposals, shower valves, shower hardware, faucets, angle stops, toilets/toilet clogs, toilet tanks, irrigation, drain clearing with drain snake
    • Electrical: outlets/switches/GFCI, light bulbs, ballasts, lighting fixtures, ceiling fans, breakers, timer adjusting, range hoods, bathroom exhaust/heaters, smoke alarms
    • Hardware: door locks, doors, door closures, cabinet doors/drawer fronts and boxes
    • HVAC: Air conditioner filter, coil cleaning, thermostat
    • Appliances: stove, refrigerator, dishwasher
    • Painting: Minor drywall, painting touchups
  • Use Yardi software to review all work orders for property, pick up and complete work orders, gather resident signatures, create/receive purchase orders
  • Inspect interior and exterior of property daily and assist with property cleanliness
  • Review and complete resident requested work orders in a timely manner
  • Complete work listed on vacancy make ready work orders and annual inspections
  • Collaborate with onsite manager to schedule work orders and notify residents
  • Manage inventory of parts/supplies and maintain maintenance shop appearance and organization
  • Follow up with vendors to ensure work completed to acceptable standards
  • Assist peers for two-person jobs
  • Promote positive relationships and strong communication with residents, staff, and vendors
  • Attend trainings to further maintenance knowledge and skills
  • Willingness to assist building staff with non-maintenance requests when necessary
  • Perform all other related work and duties required

Duties and Responsibilities (Specialist):

  • Perform vacancy inspection with a manager and complete the make ready work order to indicate all necessary repairs.
  • Complete all duties listed on the make ready work order according to the schedule
  • Assist manager with scheduling vendors for vacancies and inspect and approve job upon completion
  • Order and manage inventory, ensuring all required maintenance supplies are on site
  • Review, organize, and complete all building work orders in a reasonable time period
  • Supervise all vendor work done at property and communicate the status of vendor projects to the Maintenance Leads, Supervisor, and Manager
  • Replace PTEC units
  • Effectively communicate with Supervisor at all times
  • Perform annual building inspection
  • Complete each month’s unit annual inspection work orders within the month
  • Perform all other related work and duties which include all maintenance technician duties

Necessary Knowledge, Skills and Abilities:

  • Ability to communicate clearly, ask questions, and seek advice and assistance
  • Knowledge of how to control and operate all building systems
  • Maintenance experience and ability to operate all necessary hand/power tools
  • Knowledge and implementation of safety standards and procedures
  • Ability to manage time and meet deadlines
  • Ability to commute to different properties as needed
  • Electrical, plumbing, carpentry, painting, locksmith HVAC knowledge
  • Routinely lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs
  • Basic computer skills (Office 365, Outlook, Yardi)
