Maintenance Mechanic

Maintenance Mechanic
o Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime
o Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices
o Executes a wide variety of maintenance and repair work in relation to the installation, maintenance, repair of boilers, chillers, HVAC equipment and building equipment and infrastructure in general.
o May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel.  Provide guidance and mentoring, as needed to ensure personnel perform the tasks required in a complete and accurate manner and deliver with outstanding customer service.
o Performs a wide variety of complex operating procedures to ensure the proper operation of the high pressure steam boilers, lab utilities, emergency generator operation and other related equipment.
o Perform and review water treatment testing for all energy plant’s chillers, cooling towers, boilers, hot water loops and other systems. During rounds inspect the system for condition and proper operation. Perform calibrations as needed for controlling equipment. Communicate with the supporting water treatment company for needed chemicals or repairs and adjustments.
o Conducts scheduled rounds and checks of the three boiler plants, the four chiller plants and campus utility equipment to include:  cooling towers, emergency generator rooms, main switchgear rooms, air handling machine rooms as well as steam stations and condensate return systems.
o Completes rounds and checks according to predetermined schedules and reports status.
o Completes setups, mail delivery and work orders according to work order system and predetermined schedules.
o During after-hour shifts, responds to all emergencies and takes appropriate action to identify problems and take corrective actions without compromising watch duties. Calls on-duty mechanics for assistance and utilizes emergency call list when necessary.
o Will maintain all energy plant engineering/electrical spaces in a clean and neat manner at all times.
o Reviews  executed work orders, logs, forms  and related documentation on a daily basis to help ensure they are complete, current, reflect the tasks as performed and are appropriately filed in the CMMS, or other required system. 
o Ensure all safety, environmental and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work.  Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures.
EDUCATION AND EXPERIENCE
o High School Diploma or general education degree (GED) preferred; with at least
o 5 years of related experience and / or training; or equivalent combination of education and experience.
o 5 (+) years of building operations and maintenance experience as a do all Jack of All operation.
CERTIFICATIONS AND LICENSES
o Must have and maintain valid TN driver’s license.
o Universal CFC to be obtained within first six months
KNOWLEDGE, SKILLS AND ABILITIES
o Meet industry standards of operation in accordance with NEC, NFPA, OSHA, ANSI, etc.
o Proficient in all Microsoft Office products, Computerized Maintenance Management System (C.M.M.S) Project, and other internet based software.
WORKING ENVIRONMENT
o Ability to be standing, walking, 4 buildings (2 mil sq/ft) throughout shift
o Ability to carry and transport tools and equipment (50lbs)
o Ability to use ladders and operate mobile man-lifts daily
o Ability to climb stairs (should elevators be out of service) 
o Ability to operate machines and utility equipment (HVAC, air compressors, company vehicle, conduct chemistry, etc.)
o Ability to operate hand and power tools
o Ability to select required protective equipment
o Ability to support the ERT (emergency response team) with operating building systems in a crisis
o Ability to work in cramped confining spaces under less than desirable conditions
o Ability to work outdoors regardless of weather conditions
