POSITION: Vice President of Acquisitions

REPORTS TO: Chief Operating Officer

The UIP Companies, Inc. (UIP) is a vertically integrated real estate investment, development, asset and property management, and general contracting firm specializing in multi-family, mixed-use, retail, and light industrial properties predominantly in the Washington, DC metropolitan area, including assets in DC and its close in suburbs, Baltimore, MD and Arlington, VA. Since 2001, UIP has provided quality housing that satisfies the most discerning residents and investors.

The Vice President of Acquisitions is primarily responsible for the execution of The UIP's strategic goal to grow the company through the acquisition of commercial real estate assets, primarily multifamily assets, located within the greater Washington, DC region. The Vice President has primary responsibility, authority, and accountability for sourcing, underwriting, negotiating, structuring, and closing of acquisitions in accordance with the current investment criteria and UIPs portfolio demands.


* Lead the acquisitions team, including providing direct guidance, managerial oversight, and mentorship to several analysts and associates
* Source, identify, analyze, track, and close on potential acquisitions for the organization, specifically source Core and Joint Venture Development
* Identify the appropriate contacts within various markets and build relationships. Essential contacts to be established and maintain include competitors, brokers, management companies, developers, potential sellers, data providers, etc. Significant networking is a key requirement
* Work with potential and current investors to successfully finalize the financial aspects of acquisitions
* Draft, negotiate, and finalize partnership agreements, management agreements, and any other documents related to real estate transactions
* Manage all aspects of the acquisition process, including preparing market analysis, preparing financial assessment and pro forma, reviewing the business plan design, assisting with bridge and/or permanent financing, presenting to investment committee, coordinating closing, providing post-closing transitional support, etc.
* Manage all aspects of the tenant negotiation process including drafting documents, coordinating the needs of the acquisition team and investors with the GC and PM teams
* Manage all aspects of the Tenant Opportunity to Purchase Act notification process for all UIP assets, including supervising the drafting of all documents and managing notice delivery and follow up
* Develop and nurture both new and existing networks to support the sourcing of deals and/or position UIP to be the successful bidder in a competitive situation
* Enhance and create trusted, permanent relationships, interfacing with operating partners, investors, and executives
* Work cross-functionally within UIP with Asset Management, Development, Property Management, General Contracting, and Human Resource teams
* Leverage the expertise of the companys Property Management and General Contracting divisions
* Stay current with market trends while developing new potential relationships for the benefit of the company
* Identify and refer potential new business opportunities to Property Management and General Contracting
* Identify and execute other potential fee income sources for The UIP Companies
* Goes above and beyond to execute on UIPs strategic vision and business plans, as well as represent UIP in the market
* Other duties and projects, as assigned


* Bachelors degree in business management, finance, or a related academic field; MBA preferred
* 7 to 10 years of relevant work experience, including direct real estate acquisition experience and a minimum of 3 years of direct responsibility for evaluating, sourcing, presenting, and closing real estate transactions
* Bring a passion for all aspects of real estate investing and demonstrate the commercial discipline and sophisticated investment approach required to execute investments at the highest level
* Experience in/thorough understanding of all aspects of real estate transactions, including sourcing, deal creation, management of due diligence, and management of acquisitions and dispositions
* Experience in/thorough understanding of deal structure, including all aspects of partnership agreements, management agreements, fee agreements, etc., and the demonstrated ability to draft and negotiate same
* Experience in/thorough understanding of the acquisition process, including tenant sponsored deal negotiation, Tenant Opportunity to Purchase Act, rent control laws, zoning and entitlements, condominium documents, and the political landscape
* Experience in/thorough understanding of the legal acquisition process including title insurance, loan documents, rent control laws, zoning and entitlements, and the political landscape
* Multi-dimensional thinker with excellent problem solving and quantitative skills, including advanced excel skills and capabilities in MS Office Suite
* Experience working in a fast-paced environment, taking on challenges and coming up with creative ideas and solutions to make the business successful
* Approach everything with drive, energy, and an eye on the bottom line; not afraid to initiate action; fearlessly drives to completion
* Knows the business and the technical and functional skills needed to do the job; understands various types of business propositions and understands and appreciates how technology will enhance the real estate investing process
* Enjoys working on a team and across functional areas; team-oriented mind-set and mentor of junior members of the team and values success of the team and UIP above all
