Job Summary

Responsible for providing real estate, property, land and right-of-way services, and related activities to CITGO and its subsidiaries. Negotiates and manages projects involving agreements relating to financing, acquisitions, dispositions, leases and other real estate assets. Draft, review, negotiate, interpret and prepare real estate contracts/agreements for execution. Oversees the processes and procedures within the Real Estate Management System and the historical files, and serve as backup support for the maintenance of electronic database for all Real Estate records. Ensure compliance with accounting requirements including handling of third party billings of real estate payables and receivables.

Minimum Qualifications

Degree:

* College Degree (Bachelors Level) in Real Estate, Petroleum Land Management or related field.

The minimun number of years of job related experience required by this job is:

* 8 years experience relating to real estate and land management activities; or 2 years plus ROW or Land Acquisition Certificate.

List any specialized training or unique skills required:

* Extensive and expert knowledge and experience of all types of real estate transactions and related activities, business and real estate law education and background.
* Excellent analytical, communication and negotiating skills.

Job Duties

* Negotiate and coordinate with internal business units, third parties and external sources involving all Real Estate transactions and related activities including, but not limited from contract drafting to preparation for execution. Research and determine contractual Real Estate obligations. Negotiate agreements and resolve disputes. Implement actions required to fulfill Real Estate obligations to maintain Real Estate contracts and other legal documents in full force and effect. Actions include:

Analyze Real Estate documents to insure completeness to meet commitments. Validation and payment of rental and lease obligations to maintain legal rights to property. Determine appropriate rates and fees and invoicing clients. Monitor to ensure all automatic payments setups. Monitor and ensure all payments and billings receive proper accounting treatment.

* Contract outside third party agencies, including right of way brokerage, commercial real estate brokers, outside attorneys, surveyors, appraisers and the title companies, and negotiate Real Estate transactions relating to acquisitions, dispositions, right of way, lease renewals, rent and/or expense escalations, property disputes, and other land and property for CITGO's real estate assets.
* Perform recording of titles, deeds, easements, and other Real Estate documents as needed .
* Directly monitor all information and documents that is entered and stored in LandWorks (Real Estate Management System) is accurate. Responsible for providing support for the Real Estate Management System by making improvements, researching and resolving system issues, and/or business problems/question, ensure all reporting, tables, and queries within the LandWorks are performing as necessary to support functions required for the Real Estate Department. Determine origin and corrective actions, as needed. Implement and test solutions. Develop, document, maintain and improve processes and procedures relating to all real estate management activities.
* Review terms and conditions for each contract and ensure required obligations are met. Performance items include:

Review and interpret Real Estate agreements to insure completeness to meet commitments and its obligations. Certify rental and lease obligations are met to maintain legal rights to property.

* Initiate and implement process improvements to increase automation of maintenance, storage, and reduce time on retrieval of Real Estate documents.
* Collaborate with legal and Risk Management department to insure Company liabilities are minimized through proper insurance coverage by clients and tenants.
