Overview:

The Director of Property Management will be responsible for the management of the financial and operational functions of the property management portfolio for the Chicago and Midwest Markets as well as the supervision and oversight of the Property Management department. This individual will collaborate with the local market Managing Director and report to the US Real Estate Management Services (REMS) Managing Director. The Director will act as a liaison to property owners, tenants, contractors, and the Avison Young team. Desired skill set includes property management, employee relations, financial and accounting oversight, client/tenant interactions, business development, and construction project management.



Responsibilities:

Lead the business development and profitability in the Market for revenue and bottom-line profit. Sourcing and developing relationships with decision makers leading to business development. Soliciting, preparing, and responding to proposal requests. Collaborating and building relationships with and actively seek referral business from other company service lines and offices.

Developing and implementing staff planning and management development programs to meet the on-going management and professional requirements, as well as ensuring that trained, capable personnel are provided as a continuous product of such programs in all levels of the Market for promotional progression. Coordinating the hiring of managers and qualified staff personnel.

Financial Responsibilities: Develop the annual market budget. Reviewing and evaluating the Markets performance on a continuing basis and establishing proper measures of performance and variance to plan.

Responsible for the planning, budgeting and control of operating and capital expenditures. Manages the preparation of annual budgets, forecasts, monthly reports, and variance reports.

Supervises the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.

Responsible for the compliance of all tenant lease agreements to ensure all obligations of the Landlord and Tenant are being met.

Responds to tenant requests and needs and coordinates with the Property Management and Building Staff Teams to solve the issues.

Oversee in the selection and performance of vendor services, including preparation of request for proposals and service agreements. Monitor vendor performance to ensure compliance and standards established in the service agreement are being met.

Supervise scheduling and facilitating maintenance with vendors and tenants.

Create and maintain client relationships maintaining trust and confidence in Avison Youngs capabilities.

Perform property inspections on a regular basis and make recommendations to maintain and enhance the asset.

Supervises the compliance of property safety standards, conduct or oversee Fire and Life Safety training, and maintain the building emergency response plans and procedures, along with its related documentation of compliance.

Supervises and manages team members to ensure exceptional performance is being achieved. The Property Manager is responsible for setting and attaining performance goals, as well as responsible for the development, coaching, and counseling of the team members.

Manage, recruit, lead and mentor the markets REMS team driving Avison Youngs culture and advancing the teams opportunities

Brand elevation through involvement with BOMA, IREM, NAIOP or other similar organizations including panel, speaking and other opportunities to highlight Avison Young REMS in the market.



Qualifications:

Bachelors degree in Business Administration, Real Estate or Finance related field; Masters Degree preferred

CPM and/or RPA designation

Candidate will possess four to seven years related experience

Minimum 10 years experience in property management, marketing and leasing of office buildings

Previous experience should include senior management experience with a third party management firm, owner or developer of Class A property in a major metropolitan area and management business development

Strong skills in the following areas: business management, human relations, financial analysis, budgeting, relationship building, time management, planning and organizing, written and verbal communications

Broker or salesman license as required for property management in the state where business is transacted

Ability to analyze and conduct complex financial and business decisions

Preferable experience with Yardi and Kardin accounting software

Ability to effectively resolve situations or complaints from clients, tenants, employees, or management

Proficient in Microsoft Word, Excel and Smartsheets

Ability to express ideas clearly in written and verbal communications, with the capability to create complex financial and business-related documents

Strong organizational skills and detail oriented

Proven record of providing excellent internal and external customer service
