Job Description AECOM is seeking an Americas Real Estate Services (ARES) Financial Planning and Analysis Analyst to work hybrid (typically 2-3 days per week in-office) from a variety of US locations, preferably near a local AECOM office in the event of in-person meetings. Job Summary: The Americas Real Estate Services (ARES) Financial Planning and Analysis Analyst has responsibility for working with the ARES Operational Finance Director and ARES team, including Portfolio Management, Facilities Management, the Program Management Office, and regional finance to assist in driving financial performance across the ARES real estate portfolio and supporting the drive for finance efficiency while maintaining a strong business partnership with the operations leadership team. This role reports directly to the ARES Operational Finance Director. AECOM is in a period of optimizing the ARES real estate portfolio to provide year-over-year occupancy savings. The responsibilities of this position include, but are not limited to: Produces various financial reports based on real estate transactional details and capital projects, working to strict deadlines. Assist monitoring monthly occupancy costs against plan and outlook, providing monthly variance analysis. Coordinates preparation of periodic entries based on review of monthly financials. Assists in reviewing capital project estimates to complete, cashflows, and performance milestones and metrics. Coordinates with ARES PMO Team and Accounting to ensure completed assets placed-in-service promptly. Assists Operational Finance Director to identify risks and opportunities in lease transactions, capital projects, facilities management, and strategic planning. Maintains financial tools to provide consistent and reliable metrics for RFA inputs. Puts together ARES overhead spend reports for operational review. Participates in the annual occupancy budgeting and capital planning processes, preparing initial models for review. Works with FP&A Team to load interim and final plans into TM1 by project, reconciling inputs to ensure accuracy. Maintains occupancy cost and capital cash outlook tool and assists inputting updates, with timing conducive to regions monthly/quarterly outlook schedule. Coordinate with other functional departments (Legal, Treasury, Accounting, etc.) on issues related to business activities Work with Operational Finance Director to proactively collaborate with ARES Team, Regional Finance, and Accounting to solve problems. Qualifications Minimum Requirements Bachelor’s degree, preferably in Accounting, Finance, or related field plus 6 years of relevant work experience or demonstrated equivalency of experience and/or education. High proficiency in Excel and PowerPoint. Preferred Qualifications Prior real estate accounting experience and experience with Costar Real Estate Manager platform or similar strongly preferred Project accounting experience and experience on an Oracle based or similar platform Experience working in a similarly large, complex, corporate organization Strong quantitative and analytical skills and the ability to interpret financial data, including financial statements, key financial ratios, valuation models and techniques Strong Interpersonal Skills: Warm, friendly, and interpersonally agile; easy to approach and talk to; relates well to all kinds of people and builds solid professional relationships Experience with Power BI a plus. Must be detail oriented, thorough, well organized, and effectively manage time Ability to work in a high-paced environment with a sense of urgency Proactive and goal-oriented, with the ability to work independently and manage change effectively Experience specifically within the engineering consulting or construction industries CPA and MBA a plus Additional Information Relocation assistance is not available for this position Sponsorship for US work authorization is not available for this position.
