Job Description

Affordable Equity Partners, Inc. (AEP) is seeking a Construction Risk Manager to join our team. The ideal candidate will be well-versed in construction methodologies and sequencing for multi-family housing. Construction Portfolio Managers ensure that each affordable housing community (multi-family housing) is being developed and maintained in accordance with IRS Section 42, state agency and AEP guidelines. The Construction Risk Managers must minimize the risk by inspecting, assessing and understanding construction quality, procedures and protocols.

This position will be based in Atlanta; however, a successful candidate must be willing to travel to construction job sites as needed.

Duties and Responsibilities

  • Perform construction site visits on a monthly basis monitoring progress, schedules, completion and to identify potential construction issues or noncompliance with the low-income housing tax credit program

  • Attend pre-construction, weekly and monthly construction meetings as required

  • Review, process and track monthly disbursements of investor equity and construction loan proceeds. Overall monitoring of project budgets. Address concerns as needed

  • Review all 3rd party inspection and field reports such as architect field reports, site inspection reports, geotechnical test reports and ADA compliance reports

  • Review and track construction change orders

  • Review and process investor capital call payments to properties in portfolio as well as process capital call request from investors

  • Report construction progress on a quarterly basis to investors

  • Update internal tracking spreadsheets that relate to construction and investor meeting notes

  • Calculate adjustments to investor capital contributions based on tax credit delivery

  • Review end of project cost reports

  • Establish and maintain excellent working relationships with general partners, contractors and managing agents

    Additional Responsibilities

  • Attend grand openings

  • Assist in obtaining costs on permitting and impact fees for prospective deals

  • Assist in tracking lease up of completed projects for the year

  • Special projects as determined by the Director of Asset Management


  • Knowledge of tax credit regulations and concepts in real estate preferred

  • Proper construction methods and sequencing for multi-family housing

  • Detail oriented, organized, effective time management, critical thinking and problem solving

  • Ability to prioritize and plan schedule effectively

  • Communication skills essential for business writing and external, face-to-face interaction

  • Ability to compile, analyze, interpret, and present complex financial reports, statements, and/or projections

  • Strong interpersonal and communication skills and the ability to work effectively with a wide range of people from diverse backgrounds

  • High level of personal integrity

  • Ability to thrive in a fast-paced/entrepreneurial work environment

  • Able to create presentations for management teams when needed


  • Bachelors degree in Construction Management, Civil Engineering or Architecture required

  • Minimum of 7 years of experience in a construction related field

  • Knowledge of real estate and real estate development preferred

  • High computer proficiency with specific experience in all Microsoft Office applications, especially Excel

  • Ability to travel required
