Responsibilities:



  • Ensures accurate completion of the legal documents prepared by closing attorney post closing to ensure full compliance with TRID and regulatory requirements.  Ensures accuracy of all documents within specific investor requirements so to receive appropriate investor funding for all sold loans.  Follows up on all outstanding items with investors and/or attorneys in a timely fashion ensuring all discrepencies are cleared within required timeframes as mandated by investor and government regulations/requirements.
  • Reviews HMDA data for accuracy to allow for the monitoring of discriminatory and predatory lending practices prior to submission in the HMDA LAR.
  • Input and validate documents in order to coordinate the efficient and accurate completion of loan closings.  Validates and delivers the loan closing net proceeds to the closing agent to meet requirements of closing, rate lock, purchase contract, rescission, etc. while ensuring we have a saleable, insurable and serviceable loan. 
  • Performs administrative and reporting functions in connection with loan funding.  Allocates funds to appropriate accounts and prepares funding reports for Finance Division.  Balances general ledger accounts and follows up on funding concerns and issues with Eastern Bank’s mortgage investors.
  • Compiles and processes all rates and annual percentage calculations for mortgage interest rates.
  • Processes conditional Right to Refinance loans serviced by Eastern Bank.
  • Maintains comprehensive knowledge of mortgage processing systems, state and federal compliance regulations, GSE, private investor and state housing program requirements.

Job Requirements

Education:

High school diploma or equivalent and 4+ years mortgage processing/review experience


Skills:
  • High degree of professionalism
  •  Excellent customer service skills
  •  Excellent interpersonal, communication, and organization skills
  •  Ability to handle multiple tasks
  •  Flexible, able to adapt to change
  •  Working knowledge of FHLMC, FNMA, FHA, and VA documentation guidelines and mortgage lending regulations including
  • truth-in-Lending, RESPA, ECOA, FDPA, HMDA and CRA.
  • Advanced written, oral, and interpersonal communication skills with ability to explain complex calculations, documentation and loan closing requirements
  • Ability to effectively perform multiple tasks under aggressive time constraints
  • Extensive knowledge of mortgage banking products, processes and regulations.
  • Previous Audit experience preferred.
