VP Portfolio Management Hotel Franchise Finance

The Vice President, Portfolio Management is responsible for analyzing, structuring, underwriting and coordinating the closing of complex Hotel Franchise Finance loans in compliance with the Bank's lending policies and procedures. The Vice President of Portfolio Management will work with the Division Credit Officer of Hotel Franchise to review loans and ensure the credit risks are responsibly monitored and identified. This position will assist in attaining established Bank, region and branch goals through active participation in underwriting and closing desirable credits with the Division Credit Officer. The Portfolio Manager is responsible for assuring compliance with all Bank policies and procedures, as well as, all applicable state and federal banking regulations.


  • Work closely with the HFF Sales Team to pre-screen new and or provide credit metrics for existing clients, supporting efforts to responsibly grow the HFF book of business.
  • Interface with sophisticated clients including Multi-unit Hotel Owners, Chief Financial Officers, General Managers, and Legal staff, in-person, over the phone, and email in order to assess the best credit structure while assessing both Bank requirements and customer needs.
  • Utilize organizational skills while monitoring & amending closing and underwriting checklists as to ensure smooth deal-flow process through closing. 
  • Ascertain key property attributes and challenges including Brand analysis, Occupancy / Average Daily Rate trends (RevPAR), demand driver analysis, ie. Corporate / Group / Leisure, seasonality risk, new and existing competition’s effect on performance.
  • Ability to concisely summarize complex information in a format easily understood by the senior leadership team.
  • Analyze Appraiser & Borrower projections of key P&L data items; Incorporate variance analysis while defending your own assumptions.
  • Review Appraisals for accuracy and soundness; Discounted Cash-flow review, cap rates utilized, effect renovation will have on performance, new supply and % competitive, Income / sales comparisons approach assumptions.
  • Perform Tenant / Lease analysis; Analyze rent escalations / percentage rents, tenant improvements / Leasing commissions, and project viability of lease during loan term.  
  • Gather and analyze necessary information to present along with the Division Credit Officer and Sales Team, a financing request to senior management or Loan Committee for approval;
  • Negotiate Loan Documents: financial covenants, Development Line of Credit accessibility, Personal Guaranty Burn-offs, potential collateral release, appraisal requirements to access funds, Excess Cash-flow Sweeps in default situations, debt re-margin requirements, and other commonly highly negotiated touch-points.
  • Review Property Condition Reports as to determine potential hold-backs for property repair requirements.
  • Coordinate processing of approved loans; ensure loans are processed according to agreement, customer needs and conform to Bank lending policies; obtain sufficient information and/or documentation from customers; assist in solving problems relative to processing and servicing of loans within the Relationship Managers portfolio; Identify and mitigate allowances outside of bank guidelines
  • Extensive Travel – Ability to travel at short notice and potentially on weekends.  
  • Reinforce superior customer service through your own example along with appropriate follow-through with involved customers and employees.
  • Handle various other underwriting, portfolio management and upkeep tasks and responsibilities related to new loan requests and/or the existing portfolio.


  • Bachelor's Degree from a 4-year college or university degree, preferably in Finance or Accounting
  • Minimum 10 years Hotel underwriting experience at a financial institution
  • Exceptional credit knowledge and underwriting skills in Commercial Real Estate lending.
  • Advanced experience, knowledge and training in financial statement and tax return analysis typically resulting from a combination of education in accounting, financial and/or credit analysis or related areas. 
  • Strong portfolio management skills allowing for timely identification of credit concerns by bringing items of concern to the Managing Directors attention.
  • Outstanding presentation, verbal and written communication skills.
  • Ability to work well with others in a collaborative team environment.
  • Excellent ability to juggle multiple credit requests at once.
  • Self-starter, entrepreneurial attitude and an upbeat positive outlook.
