EDUCATION / EXPERIENCE:
A high school diploma or GED is required. A minimum four (4) years’ experience in the building maintenance industry and accredited trade school degree/certificate in HVAC, electrical, or other industry related trade. Union training and certification is also acceptable. Universal CFC certification required. Knowledge and use of CMMS, BMS and Fire Life Safety systems. Proficiency with using typical computer applications is required
This position includes HVAC/R work. HVAC/R trade specific experience and licensing is necessary.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Can write routine reports and correspondence.
Ability to calculate figures and amounts such as load balancing, proportions, percentages, area, circumference, and volume. Can apply concepts of basic algebra and geometry.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Can interpret a variety of instructions furnished in written, oral, diagram, or schedule format.
Physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee frequently is required to stand; walk; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly exposed to risk of electrical shock, moving mechanical parts and heights up to 20 feet. The employee is occasionally exposed to wet and/or humid conditions as well as very cold and uncomfortable heat while inside and out of the facility. The noise level in the work environment is at times moderately loud.
ESSENTIAL DUTIES and RESPONSIBLITIES:
Maintain physical chiller plant, cooling towers and take initiative to repair and maintain building systems.
Inspect, repair, and maintain all heating, ventilation, and air conditioning units.
Maintain and repair air handling units, exhaust fans, fan coil units, reheat coils, VAV boxes and other associated mechanical equipment.
Execute work order and preventive maintenance assignments in a timely manner.
Conduct tenant service calls for temperature comfort within the building. Maintaining accuracy of system documentation.
Any and all other duties and tasks assigned.
Complete Hazard Assessments as necessary. Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. Maintain compliance to State, County, or City Ordinances, Codes, and Laws. Must complete all required safety trainings as scheduled.

Shift hours will include weekends
Participation in on-call rotation for afterhours calls to the building.
