Divisional Vice President of RV Resort Operations & Sales are responsible for strategic planning as it relates to the development and maintenance of our RV resorts, portfolio profit and loss, marketing and directing the operations and sales departments. They ensure policies and procedures are being followed, staff is being developed, and business objectives are being met. DVPs of RV Resort Operations & Sales have overall responsibility for portfolio success through meeting or exceeding established targets.

Ensures each resort is consistently maintained and groomed to Company’s curb appeals standards at all times.  Completes on-site inspections of resorts with RVP as required.
Approves annual capital improvement program as presented by the RVP to ensure proper resort upgrading and maintenance.  Approves capital improvement proposals and invoices in accordance with company guidelines.

This position will office out of the California, Denver, CO or Phoenix, AZ areas.   

JOB DUTIES 

  • Ensures compliance with federal, state, and local agencies that regulate fair housing laws and resort operations.
  • Ensures compliance of policies designed to increase team member safety and that workers’ compensation accident reports and incident reports are submitted in a timely manner.
  • Collaborates with RVPs to develop and/or maintain a comprehensive new, pre-owned, and brokered home sales programs at all resorts.
  • Ensures customers and residents receive the highest level of service consistent with Company’s Customer Service philosophy.
  • Reviews consolidated P&L statements and provide budgetary reports to senior management as requested.
  • Ensures internal control practices are adhered to and monitors for compliance; recommends changes to operating controls as needed.
  • Reviews RVPs resort inspection reports and provides comments and direction.  Assists RVPs in developing and implementing an effective curb appeal and maintenance program.
  • Coordinates team member selection, training, scheduling and development of direct reports and ensures all team members comply with appropriate policies and procedures.
  • Approves staffing levels for each resort in conjunction with annual budgets.
  • Collaborates with Learning & Development Specialist to recommend and coordinate education and training of RVPs and corporate support staff to enhance skill development.
  • Approves annual operating and sales for each property in assigned portfolio.
  • Reviews consolidated P&L statements and provides budgetary reports to senior management as requested.
  • Coordinates consistent management meetings with RVPs.
  • Assists RVPs to maintain acceptable delinquency, repossession, and bad debt levels within their portfolios.
  • In conjunction with RVP’s approves special programs and strategies to drive transient and vacation rental reservations.
  • Approves marketing materials, plans, sales incentives and advertising programs.
  • Maintains knowledge of current market surveys and existing market conditions within the assigned portfolio.
  • Ensures RVPs handle and resolve resident complaints and concerns in a timely and professional manner.
  • Collaborates with RVPs to develop effective resident relation activities within their portfolio.
  • Works with RVP’s on WWTP and WTP operators to maintain compliant with all State and Federal laws.
  • Develops and maintains national manufacturer, vendor, and retailer relationships.
  • Maintains involvement in local, state, and national industry associations.
  • Meets with residents, homeowner associations or boards as required and maintains effective communications.
  • Performs property acquisition due diligence with written reports as required; reviews and approves pro-forma budgets and capital improvement programs for new acquisitions, including ground-ups and expansions.
  • Adheres to Company’s Timekeeping Policy by reviewing, verifying accuracy, approving and submitting direct report(s) time recorded.
  • Partners with Team Relations Specialist on team member counseling and recommendation of termination when appropriate.
  • Conducts annual team member performance review evaluations and recommends compensation adjustments; coaches and accurately appraises performance. 
  • Other duties as assigned.

REQUIREMENTS  

  • Bachelor’s degree in Real Estate, Hospitality, Business, or related field
  • Minimum of 10 years property management experience, preferably in the RV resort industry
  • Minimum of 5 years management experience
  • Demonstrated leadership abilities
  • Excellent interpersonal and communication skills
  • Thorough knowledge of federal, state, and local laws pertaining to fair housing and employment law
  • Strong organizational skills
  • Working knowledge of basic accounting principles
  • Ability to travel with overnight stays
  • Basic computer proficiency including the ability to use the Microsoft Office Suite, email and internet
  • Previous Yardi experience, preferred
