The QA Inspector evaluates the functionality of a new home by testing all systems and components, as well as the cosmetics of all surfaces. This applies to both interior and exterior elements of the home. Upon agreement that all deficiencies have been corrected by the builder, the inspector notifies the Acquisition Team of the status of the project.
This position requires 80% travel and may be remote based anywhere in the US.
-Prior to arriving on site, this position is responsible for; identifying and prioritizing projects that are ready for inspection; establishing relationships with AMH Acquisition Team members; verifying job status with appropriate team members; making travel arrangements as required; establishing communication with Builder to verify job completeness; communicate schedule to all interested parties.
-On the day of inspection this position is responsible for: Communicating with the Builder, walking the exterior of home, photographing the address and noting defects.
-Within 24 hours of inspection, a written report must be submitted to the builder, with copies to any other interested parties.
-Be able to identify areas of concern in the community that may affect the business interests of AH4R. These may include, but not be limited to condition of community, condition of the lots, mailbox locations, nearby safety hazards, etc.
-Perform tasks requested by Acquisition Team in support of AMH activities, which may include visiting future sites for evaluation of progress.
-Follows all organizational systems, programs, training, policies, and procedures as required and complies with relevant legal mandates. Seeks guidance as necessary.
-Actively supports and participates in the safety program, both for self-protection and the protection of other employees, by reading and abiding by all requirements in the Injury and Illness Prevention Program (I2P2).
-Carries out all responsibilities in an honest, ethical and professional manner.
-Handles various other duties as delegated by direct supervisor/management.
-This position can be remote based
-Must have extensive experience building new homes.
-Must have experience building at least 200 homes as a superintendent or 5 years of experience as a Home Inspector.
-Home Warranty experience is preferred.
-Must have knowledge of the following:
-materials used in construction and proper install methods for most components.
-Achieve Occupational Safety and Health Administration (OSHA) 10 Certification
-Be familiar with SWPP policies and achieve Stormwater Pollution Prevention Plan (SWPPP) Certification if possible.
-Ability to learn market specific building practices and materials and determine what is appropriate for AMH Development.
-Ability to decide what is an acceptable repair, based on safety, cosmetics and longevity of the repair.
-Schedule jobs according to necessity.
-Travel 80% of the time
-Arrange any travel per company guidelines.
-High School diploma required
