As a leader in luxury residential real estate, our continued growth has created an opportunity for a Construction Site Supervisor. The candidate will manage and direct the construction activities of a multi-family residential community to meet or exceed established project goals and milestones. In addition, the Project Manager will assure that construction is performed cost effectively, within budget and schedule, and completed to Woodmont Properties’ high standards.
Key Areas of Responsibilities includes:
Coordinate plumbing, electric, HVAC, telephone, cable, low voltage, and other rough installations for locations and conflicts.
Supervise deliveries of materials (steel, lumber, roofing, siding, doors, windows, etc.).Count material and note any deficiencies on delivery tickets.
Supervise punch list items prior to and after move-in.Assure 30-day completion.Perform handyman repairs as necessary.
- Record construction progress, monitor quality of work, meet with various trades, assure proper implementation of construction methods, and assure construction is free of defects.
Liaison with vendors and sub-contractors, town inspectors and property management to promote project progress and resolve disputes, as necessary.
Liaison with inspectors.
Liaison with Property Management.
Supervise work of laborers. Develop weekly agenda for laborers’ work.Determine number of laborers that are necessary.Ensure that time sheets are correct for hours worked.
Ensure compliance with OSHA regulations.Notify Senior Project Manager immediately of any violations.
Ensure proper maintenance of equipment, vehicles and tools.
- Collect and organize keys, manuals, brochures, installation instructions, spare parts, etc.
Ensure protection of installed products – countertops, tubs, electronics, appliances, hardware, doors/windows.
What You Bring
5 years minimum construction experience
Apartment/Condo construction experience
Excellent scheduling, problem resolution, and communication skills.
Demonstrated good judgment in recommendations and decisions in formulating and executing project strategy.
- Computer literate in Microsoft Office suite and Timberline Management software systems.
