Green Street Housing (GSH) is an experienced and fast-growing developer of affordable rental housing communities in the mid-Atlantic region. Founded 14 years ago, GSH has a portfolio including more than 1,100 units and an active development pipeline consisting of 15 either new construction or acquisition/rehabilitation projects across Maryland, Delaware and Virginia. GSH leads the industry with its priority for sustainability with high-quality, energy-efficient buildings. Adding to its current team of 10 dedicated real estate development professionals, GSH is looking to add an energetic and diligent individual to be the direct link between the hired general contractor, design team and GSH during the construction phase of its projects.


Position Summary – Remote Work - Must live in Maryland


The Construction Manager will report directly to the Director of Design and Construction and will act as GSH’s representative during the construction process. This position will spend a majority of the time visiting active construction sites. The rest of the time may be spent at an adequate home office. Note that the home office must be based in Maryland. The applicant may work out of the main office in Salisbury, Md if preferred. Besides acting as the owner’s rep in the field, the position will also support the Design and Construction team with pre-construction and construction closing related activities. The successful candidate must be able to work independently in a fast-paced, entrepreneurial environment, be able to manage multiple projects and prioritize their work.


Job Responsibilities:


  • Develop and maintain strong relationships with architects, engineers and contractors
  • Participate in securing permits and certificates of occupancy
  • Interact with utility companies
  • Analyze change orders and RFI’s produced by the General Contractor
  • Track multiple construction schedules produced by the GC to ensure they meet GSH deadlines
  • Travel to and participate in monthly draw and progress meetings on-site
  • Review payment applications submitted by the General Contractor
  • Participate in warranty and post construction walks onsite
  • Proactively identify, mitigate, and track construction deficiencies
  • Coordinate third party consultants when needed on-site (energy, accessibility, solar, environmental, etc.)
  • Ensure the construction team is meeting all owner objectives, including those relating to quality, schedule, and budget
  • Possess the ability to create positive relationships with Local, State and Federal Officials
  • Help compile close out documentation required by government and lending agencies
  • Maintain project photos
  • Investigate construction issues at company owned properties
  • Other duties as assigned


Qualifications include:


  • Excellent time management and organizational skills
  • Strong decision making/problem solving skills
  • Computer knowledge and efficiency
  • Proficient in Microsoft Office suite of products
  • Construction industry experience
  • Strong written and verbal communication skills
  • Strong management skills
  • Functions effectively as part of a team
  • Certificate, Associate’s or Bachelor’s degree in Construction Management, Architecture or Engineering or 3 plus years of experience overseeing or reviewing on-site construction work
  • Solid understanding of construction documents
  • Ability to travel within and outside of Maryland
  • Valid Driver’s license required

Salary & Benefits:

Salary is based on skill and experience. Benefits include three weeks of flexible leave, matching 401k, parental leave and company paid health insurance for the employee available.
