Job Description

Job Summary:
John L. Scott the 16th largest Real Estate Company in the United States, is looking for an established Franchise Sales and Operations Leader to manage all aspects of the John L. Scott Franchise Division. This leader will continue to provide innovative services to our existing 77 business owners throughout Washington, Oregon, Idaho, and California while cultivating and converting new opportunities. Our ideal candidate will have extensive knowledge of the sales process, i.e., transactions, legal regulations and documents, sales and growth models. As a part of the John L Scott Executive Team, this executive will participate in Company strategy sessions, lend expertise to the design of services and tools provided to Broker Associates throughout the organization as well as provide market forecasts of the Franchise Industry. We are looking for an energetic, enthusiastic, leader who views relationships as our most valuable asset.

Essential Duties:
• Responsible for expanding JLS market share by identifying, cultivating, and managing new franchise opportunities and/or by mergers/acquisitions
• Create and execute a 1, 2 and 5-year business plan to meet growth and profitability objectives
• Execution of the franchise sales process through the affiliation process, conducting appropriate due diligence, negotiations and follow through until the closing process is complete.
• Work closely with our 77 Franchise Operators to help understand the business model and to ensure the satisfaction of services and programs provided
• Maintain or improve on programs and services to enhance the JLS value proposition
• Lead primary meetings and discussions throughout the Business Development process, i.e., weekly “timeline-update” calls and strategy meetings regarding future business and projected closings
• Develop working guidelines and procedures for compliance within all governing documentation, design and implement best practices.
• Assure that the JLSREA FDD, Member Agreement, and Policy Manual are interdependent and supported by the JLSREA Practices Manual.
• Provide timely reporting such as timelines, pipelines, profitability, market analysis etc…
• As a member of the JLS Leadership Team participate in Company strategy meetings and contribute thoughts, ideas and solutions.
• Be knowledgeable of and communicate current industry & economics trends to provide a forecast of franchise climate
• Stay abreast of new technology and developments within the franchise space and consider their usefulness within JLS
• Plan the bi-annual roundtable events, monthly ownership meetings and participate in Company events such as the JLS yearly convention
• Manage the Franchise Team to ensure their success and professional growth
• Adhere to the JLS Company core values, visions and management beliefs

Required knowledge, skills, and qualifications:
• Ability to build relationships with franchise operators, property owners, executives, all levels of employees as well as leaders of industry associations, political and governmental officials.
• Expertise in leading and facilitating groups to a positive outcome
• Strong leadership and management skills are a necessity, along with a proven track record of leading a team with proven results
• Practiced in communication skills, must be able to adapt to different styles of communicating and recognize when to use sensitivity and confidentiality.
• A solid track record of identifying reliable leads and converting those leads to closings
• Strong negotiation, problem-solving, territory management and interpersonal skills required
• Extensive knowledge of the sales process, i.e., transactions, legal regulations and documents, sales and growth models
• Strong analytical skills
• Advanced organizational skills and computer skills, i.e. Excel, Microsoft Word, PowerPoint, etc.
• Ability to prepare and lead sales meetings, leadership meetings, recognition meetings, conventions etc…
• Strong presentation skills - The VP of Franchise is expected to clearly communicate to large groups and be engaging
• Must have good judgment and decisiveness.
• Self-motivated and operates with very little direction. We need a self-starter who knows the meaning of accomplishing initiatives.
• A developed understanding of the Company culture in the client/broker/management relationships.
• Exude trustworthiness, integrity, and honesty
• Applied knowledge of the technology available to serve the real estate industry
• Approximately 20% Travel

• 8-10 years in a leadership Franchise Sales role, level of Director or above.
• Preferred…Broad real estate executive experience and applied knowledge of practices, traditions and economic factors involved in the operation of a real estate business.
• Applied knowledge of the technology available to serve the real estate industry
