Leasing Consultant
Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

- Change Management: Experienced in leading cross-functional teams through change programs and projects, leverages frameworks and influence modeling to drive awareness and outcomes.
- Community Service: Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace.
Essential Duties and Responsibilities:
- Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and preparing the lease and move-in package.
- Inspects apartments prior to resident move-in to ensure they are in move-in ready condition.
- Stays informed about current market and competitor conditions that may impact occupancy and sales results, developing and implementing marketing plans to sustain occupancy.
- Designs and executes offsite marketing activities to create and drive traffic to the property.
- Uses property management software (Yardi, etc.) to track apartment availability and manage resident data.
- Ensures that the property and show units meet the Company's standards for show quality.
- Follows up with prospects and new residents to ensure satisfaction.
- Executes activities in support of the property's lease renewal program.
- Responds quickly and courteously to resident and client concerns.
- Completes various accounting, financial, and administrative reports.
- Must meet attendance and punctuality expectations and physical demands of the position.
Work Hours: This position is scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and on Sunday 1:00pm to 5:00pm. Marketing Representatives must be available to work on weekends when scheduled.
Qualifications:
To perform this job successfully, an individual must be able to perform each duty satisfactorily. The requirements are representative of the knowledge, skill, and/or ability required.
Education/Experience: Employment history that demonstrates a sales, marketing, and customer service background. High school diploma or GED equivalent is required.
Language Ability: Ability to read, write, and communicate effectively.
Math Ability: Necessary mathematical skills to complete financial records.
Reasoning Ability: Ability to apply sales skills and deal with problems involving several concrete variables.
Computer Skills: Proficiency in word processing, property management applications, and spreadsheet management programs.
Certificates and Licenses: Industry certifications are appreciated. Current valid driver's license is required.
Supervisory Responsibilities: This job has no supervisory responsibilities.
