Project Management Duties
Develops a cost-effective plan and schedule for completion of project(s) following a logical pattern for utilization of resources.
Minimizes exposure and risk.
Coordinates work of subcontractors working on various phases of multiple projects.
Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
Supervises assistant managers and superintendents, reviews their reports, checks on any reported difficulties, identifies and corrects deficiencies in general any safety violations or other reported deficiencies.
Tracks and controls construction schedule and associated costs to achieve completion of projects within budget and on schedule.
Reports to owner, architects and portfolio managers on progress and any necessary modifications of plans and specs.
Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role.
Manages day to day client interactions and expectations, directly or in a supervisory role.
Accurately tracks project costs and maintains strict adherence to the budget.
Generates and issues regular internal and external project reporting.

Administers Submittal Review process between Subcontractors/Suppliers and the design team.
Estimating and Scheduling:
Prepare conceptual estimates for project viability evaluation and budgeting with owner(s)
Prepare detailed quantity take-offs and final estimates for projects of varied size
Estimate labor and materials for self-performed items
Provide initial project schedule to management for review and refinement
Review bid requirements thoroughly and asks follow-up questions
Has a thorough understanding of the scope for specific trades assigned
Develops RFI's and clarification documents
Ensures adequate subcontractor coverage and pursues new subcontract and vendor relationships
Performs a comprehensive "bid day" analysis and scoping of specific assigned trades
Understands the size/scope of project(s) and corresponding subcontractor or supplier capability to perform
Creates bid lists that fit scope of job
Aggressively minimizes exclusions
Submits value-engineering ideas
Prepares and maintains status of plan reproduction
Solicits and maintains communication with subcontractors and suppliers/vendors
Prepares subcontractor bid packages
Transmits addenda and other bid information to subcontractors and suppliers
Ensures the proper coverage from subcontractors and suppliers on bid day
Contacts supply houses to obtain additional subcontractor bids
Shows creativity and resourcefulness on limiting buyout cost and exposure
Submits budgets and estimates needed by the bid deadline
Enters all relevant information into Timberline (or other software required)
Properly turns over bid documents and sub buyout information to Project Management in an organized manner and within timeframes required by management and/or supervisor
Reviews drawings with Project Management team and highlights areas of concern
Reviews job cost with Project Management team and highlights any subs/material vendors that still need to be awarded
Completes project kick-off form to ensure compliance
Buyout (Subcontracts and Purchase Orders)
Thoroughly checks requirements to purchase the proper scope
Prepares and awards subcontracts (with all signatures) in a timely manner to ensure release of materials
Timely issues purchase orders and obtains ship / delivery date confirmations
Ensures that subs and suppliers are aware of (and commit to) the project schedule
Provides subs and suppliers with appropriate project contacts and job structure / procedure information
Salary will be commensurate with experience and education.
Knowledge, Skills and Abilities:
Strong written and oral communication, interpersonal and negotiating skills
Excellent computer skills with an emphasis on Microsoft Office Products and MicrosoftProject
Extensive knowledge of industry practices, procedures and market trends
Detail oriented and capable of managing priorities
Financial and Job Cost Accounting Knowledge
Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency
Education and/or Experience:
Minimum of five (2) years of verifiable experience. Experience in all types of construction management and estimating, including but not limited to School, Medical, Retail, Office and general commercial construction. A Bachelor’s degree in Construction Management, Engineering or similar field is preferred. Experience and a high degree of competency may offset some degree requirements.

Must be able to sustain posture in a seated position for prolong periods of time
Extended hours may be required to meet project deadlines
Dexterity of hands and fingers to operate a computer keyboard, mouse and other business machines

Project Management / Estimator: 2 years
- Responsible for the administrative/operational leadership of a project within the program guidelines set by the Project Manager and customer.
- • Monitor project to ensure work scope, schedule, and budget are well defined and maintained.
- • Provide the coordination between resource managers/supervisors and ensures all necessary reviews and approvals are received.
- • May conduct performance/project analyses during phase-down to benefit future/other projects/missions/programs.
- • Distribute and balance workload in accordance with established workflows and assure timely accomplishment of the assigned workload.
- • Give on the job training to new employees in accordance with established procedures and practices - Lead the team in assessing its strengths and weaknesses and provide leadership to the team in exploring alternatives and determining improvements.
- • Articulate and communicate to the team the assignment, problem to be solved, actionable events, milestones, and time frames for completion.
- • Assign work to personnel according to workload, ability and priority of assignment and provides instruction and assistance as necessary on problems or issues.
