Construction Project Coordinator

A local Residential Construction company has a special project for an experienced Subcontractor Project Coordinator.  The Project Coordinator reviews blueprints, determines scopes of work, and manages the subcontractor sourcing and bidding process through finalizing contractual set up.   The ideal candidate will have Residential or Home Building industry experience with soliciting and managing subcontractor bids.  The special project is expected to last 2-3 months, and potentially long term employment opportunity for a strong candidate.

Primary Responsibilities:  

  • Reviews blueprints and determines specifications and scopes of work.  Solicits subcontractor bids.  Collects and analyzes bids and selects top candidates based on construction, customer service ratings, and pricing.  Negotiates the pricing to meet Company budgets.
  • Collects, reviews, and processes contractual paperwork for signatures using DocuSign.  Processes new construction releases by entering data into database and generating requisitions for payment. 
  • Ensures authorized vendor list is kept updated.  Checks vendor references.  Collects, monitors, and updates vendor insurance records to ensure all vendors have current general liability, Workers Compensation, and auto insurance. 
  • Resolves subcontractor issues, such as delay in product delivery, change in specifications, or other modifications.
  • Seeks out cost savings through value engineering—evaluates other products that provide the same quality at reduced prices and inputs information into spreadsheet.
  • Creates Excel spreadsheets for budgeting purposes.  Input updates to budgets.
  • Sources and pre-qualify new subcontractors.
  • Other duties may be assigned.

  • 3-5 years Residential, Construction or Home Building industry experience with managing project Subcontractor selection, bidding, negotiations and contracts. 
  • Knowledgeable and experienced to analyze, and interpret complex instructions, correspondence, policies, financial reports, and legal documents.  
  • Possess strong verbal communication skills to effectively present information and respond to questions in group or individual meetings, and written communication to write routine reports, correspondence, and e-mails.
  • Proficient in MS Office: MS Outlook, MS Word and advanced in MS Excel (charts, link data, macros).
  • Prior experience Timberline is highly preferred.
  • Must have a current Drivers’ License.
