We currently have a great opportunity for a Roving Building Engineer for our various properties located in Maryland.

Position Summary

Performs general interior and exterior maintenance tasks to the assigned properties.  Has knowledge and skills to work on major operational systems at the property.  Procures materials needed to complete duties using purchase order system.  Skill set includes drywall, carpentry, plumbing, and electrical.  Performs basic HVAC preventative maintenance, including filter and belt changes, coil cleaning, control setting, and assisting with complex repairs.  Responds to tenant’s maintenance requests, and assists with the conduct of preventative maintenance programs.  Reports to Chief Engineer or Property Manager.


Responsibilities Include but are not limited to the following:


§  Maintains and operates rooftop units, circulating pumps, fan coil units, VAVs, and other building equipment.  This includes gaining access to this equipment, which may require climbing ladders and bringing the appropriate parts and tools. 


§  Check all mechanical and electrical equipment, valves, and other components to assure the building has continuous heat or air conditioning, power, and hot water.


§  Monitors energy management systems, lighting controls, logs consumption and changes for optimum efficiency.


§  Maintain certificates of inspection for HVAC equipment and elevators. 


§  Maintain testing schedules for emergency lighting and power systems, electrical switchgear inspections, plumbing/back-flow prevention, and fire protection as required, including monthly alarm testing.


§  Implement corrective maintenance as required to keep systems in compliance.


§  Maintain preventative maintenance program for building equipment, including, but not limited to filter changes, lubrication, belt adjustment, shaft and pulley alignment.  Maintain building lighting, including bulb and ballast replacements, which may involve the use of extension ladders.


§  Periodically inspect the building and equipment to determine and perform maintenance and repair requirements. Examples of this include roof top coil cleaning and replacement of ceiling tiles.   


§  Correct emergency conditions such as flooding, sewer backup, and equipment malfunctions.  This includes resolving the problem and cleanup during and after corrective action has been taken. 


§  Assist the property manager with obtaining proposals and coordinating work performed by outside contractors.


§  Establish working relations with tenants and respond to their maintenance requests, using work tickets to track calls. 


§  Supervise daily contracted services, including cleaning and porter operations.  Maintain a daily log, including assignments to be completed by the porter.  Police property daily. 


§  Maintain building files and records relevant to building operations and tenants.  Maintain equipment inventory, maintenance and service records, and building specification manuals and blueprints.  


§  Purchasing of necessary supplies and equipment, this may include the loading and unloading of these materials. 


Education and Work Experience:

  • High School diploma or GED. 
  • Valid driver’s license with acceptable driving record. 
  • 3-5+ plus years of maintenance experience. 
  • CFC Certification required


Knowledge and Skills: 

  • General handyman experience.
  • Experience with VAV systems, chillers, cooling towers, air handling units
  • CFC Certification, HVAC Licenses and Training Certifications
  • Problem solving and analytical skills.
  • Dependable and good time management skills.
  • Excellent management skills and ability to work with all levels of employees, tenants and vendors.

Physical Demands and Work Environment:  Requires ordinary ambulatory skills sufficient to visit other locations, and the ability to lift and manipulate weights of 75 - 100 pounds.  Work is performed both indoors and outdoors.
