MDHA employs over 300 staff members, has a budget of $200 million, and houses approximately 30,000 people, primarily through nearly 8,000 Section 8 Vouchers and over 6,800 apartments, which are mainly Project-Based Rental Assistance (PBRA) units, at 39 properties. MDHA is a housing authority, a community development agency, and a redevelopment agency.

Position Summary

The Senior Maintenance Technician is responsible for completing maintenance operations at assigned properties, performing and overseeing repairs, and ensuring all buildings and grounds meet safety, quality, and regulatory standards. This role acts as a team lead for other technicians, models best safety practices and work conduct, and ensures compliance with HUD, local, and agency requirements.

Typical Duties

  • Troubleshoot, repair, and maintain complex mechanical, electrical, plumbing, HVAC, carpentry, and appliance systems across multiple properties.
  • Provide support to the maintenance supervisor to lead, train, and supervise junior maintenance staff and work crews; serving as acting supervisor as needed.
  • Manage and document preventive maintenance schedules and work orders using Yardi.
  • Ensure timely responses to work orders, tenant emergencies, and make-ready assignments for vacant units.
  • Complete and close out all work orders.
  • Respond to and work the after-hours work scheduled when assigned.
  • Complete regular inspections and assist in preparation for HUD Inspire inspections.
  • Purchase supplies, services, and equipment and assist in maintaining inventory.
  • Maintain a professional appearance, demonstrate professionalism with residents, peers, and other staff members, and provide excellent customer service.

Minimum Qualifications

Education, Experience & Other Requirements

High school diploma or equivalent; technical/trade certification or degree preferred.

Minimum 5 years of hands-on experience in property, apartment, or public housing maintenance, including advanced troubleshooting and repair.

Demonstrated knowledge of building systems: HVAC, plumbing, electrical, carpentry, appliances, and building codes.

Previous experience supervising or leading maintenance teams preferred.

Ability to read and interpret technical manuals, blueprints, and schematics.

Proficiency with digital work order tracking systems.

Valid drivers license and insurable driving record.

Ability to perform physical tasks, including lifting up to 50 lbs., climbing ladders, and working in varying environmental conditions.

Equipment Used

Hand and power tools used in construction, and maintenance work; safety equipment; truck and other related equipment; must be able to operate a personal computer and a smart telephone.

Supervision Exercised

Acts in a lead capacity over maintenance technicians. May direct the work of a maintenance crew in absence of the Supervisor.

License(s) Required

Valid Tennessee driver's license. May be required to obtain Category 07 certification in pesticide application.

Technical skills in maintenance. Experience with Yardi is highly desirable. Experience with HUD housing or similar regulatory environments.
