Job Description

  • Manage program and project efforts for turn-key new store build outs, store relocation, and roll-outs
  • Play critical leadership, coordination, and communication role with all stakeholders
  • Coordinate all levels of client vendors and other internal teams such as POS, Alarm, Fixturing, Visual Merchandising, etc.
  • Preserve the brand image of the client by reviewing all schematic design concepts for brand adherence, accuracy, code compliance, and design standards
  • Assist during the initial leasing phase by: reviewing site survey information, reviewing and inputting into all lease exhibits, commitments, and timeframes
  • Obtain landlord approval and communicate with the expediter to resolve any code/permit issues to ensure full integration during site procurement
  • Ensure construction quality is consistent with design specifications by: visiting sites, observing construction activity, responding to coordination problems related to implementation of various systems, and requesting necessary design changes during the construction phase in order to meet budget, timeline, and quality standards
  • Meet established construction timelines by: reviewing master project schedules for assigned projects, ensuring contractors are provided with accurate and timely information, verifying material procurement and delivery are synchronized with schedules, regularly monitoring progress of all projects, visiting sites, assisting contractors who are behind schedule, and requesting modified completion target dates when necessary
  • Ensure construction budgets are met by: reviewing pre-construction budgets, reviewing and tracking monthly and quarterly construction expense and budget reports, working with contractors to resolve issues related to being over budget, and reviewing and approving contractor payments
  • Provide value engineering ideas and opportunity for savings regularly through project evaluation
  • Manage construction projects by: creating and evaluating project schedules, coordinating efforts between internal and external business units, resolving conflict, reviewing out-to-bid readiness, overseeing document preparation and completion (for example, contracts, close-out, punch lists, prototype updates and construction change directives)
  • Track savings opportunities and cost avoidance situations for client documentation
  • Complete all required documentation/paperwork and provide timely and accurate project status reporting while traveling

Job Requirements

  • Bachelor Degree in Construction Management, Architecture, Engineering or related discipline
  • Minimum of 8+ years of project management experience in the commercial construction industry or equivalent as an Owner’s Representative or General Contractor
  • Proven experience managing ground-up, retail or other capital improvement construction projects with construction contracts valued at >$1 million
  • Experience in managing restaurant, banking and/or pad site projects preferred
  • Certification in PMP, PE, AIA, LEED, or CMAA preferred
  • Proficient in preparing and tracking detailed project budgets and schedules
  • Proven experience leading and managing numerous facets of multiple projects simultaneously
  • Solid understanding of construction industry, terminology, codes, documentation, and design disciplines
  • Ability to read, understand, and apply construction standards and plan sets
  • Proficient with project management software (e.g. Microsoft Project, NIKU)
  • Ability to conduct weekly project meetings either onsite or via conference calls with clients, contractors, vendors, and other stakeholders
  • Demonstrated customer/vendor relationship building experience
  • Excellent organizational and communication skills
  • Ability to travel up to 50%
  • The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented
