The AVP Loan Operations Manager is responsible for managing real estate loan funding and servicing functions (1-4 family) to ensure efficient and effective operations, while operating under the policy and procedures in support of the Credit Union’s requirements for quality and efficient lending products and services. This includes cashiering, escrow, investor reporting, loan sales, shipping, technology Implementation/Enhancement and member relations. The incumbent also works with Accounting, Real Estate Lending, Consumer Lending, Central Operations, IT in performance of responsibilities. This position shares responsibility with other management for ensuring that Credit Administration supports Tech CU’s quality service goals.
Real Estate Servicing Functions
Ensures all department work is performed competently and according to schedule in the areas of:
•Residential mortgage documentation, funding and servicing
•Home Equity Servicing
•Services of Fannie Mae and Freddie Mac loans
•Implementation and Servicing of additional Investor Loan programs
•Shipping of sold loans prior to commitment expiration
Manages the day-to-day activities of the Real Estate Servicing function including; cashiering, escrow, investor reporting, automated tools and member relations.
Ensures documentation, funding and servicing of first mortgages and HELOCs are in accordance with Credit Union laws and regulations, Policies and Procedures, as well as, Tech CU Board of Directors’ policies.
Develops staff on products and services, regulatory compliance, policies and procedures, and sales/service techniques.
Works with and maintains relations with vendors that serve real estate lending and participates in the negotiations of supplier contracts (forced place insurance, tax service, title companies, and credit bureaus).
Keeps abreast of the latest regulatory/economic trends relevant to mortgage servicing by regularly reading professional and other appropriate publications.
Assists with development and management of policies, procedures, and activities appropriate to the operation and which address regulatory/economic changes.
Provides Functional Support to other Business Units as needed
Works with Accounting Department providing risk ratings for loans sold to the Secondary Market, and reconciliation for servicing income accounts.
Works closely with Special Assets Group on evaluation of Foreclosures & REO’s for data reporting.
Provides a wide array of expertise on organizational, high-value, and sensitive projects to Department/Division heads.
Serves on multiple project committees as directed by management.
Provides expertise to staff from loan sales units and assesses the need for compliance monitoring related to documentation.
Where necessary recommends solutions to ensure compliance and then trains cross-functional staff on same.
Systems and Reporting
Responsible for maintenance and implementation of software upgrades within the department.
Works with other departments as necessary for integration of software tools.
Monitors and reports on department performance against approved operational goals and objectives, establishes with own manager goals for team improvement, provides support to other areas within Credit Administration.
Sales and Services
Provides functional support to the sales and service activities of the Credit Union, promotes the sale of all loan products and services to members.
Provides input in the development of new product/service programs and operating procedures to broaden/better serve the membership base, to promote the increased use/value of member services and products, and to maximize the financial results for the Credit Union and its members.
As appropriate, participates in various California Credit Union League local chapter and annual meetings and at industry conferences.
Establishes scope of authority and responsibility for direct reports.
Engages with direct reports and peers to align goals, establish performance metrics, provide feedback and develop talent.
Manages/monitors budget to maximize operating efficiencies.
Reviews and responds to concerns raised about the Department identified in audit/regulatory reports.
Supports established policy & procedures, recommending changes as needed.
