Troubleshoots, calibrates, repairs, and/or coordinates repair of field and panel mounted devices along with associated control algorithms for HVAC and building environmental automation systems. Reviews and responds to out-of-band conditions for environmental parameters and equipment alarms.
Assists in the design, installation and commissioning of new and modification of existing automation systems including but not limited to additional card readers, relocation of devices & sensors, VAV controllers as well implementation of various building automation hardware and computer software systems.
Assists with maintenance and operation of Fire Protection Systems, Security Systems, HVAC Systems, Utility Plant Systems, Lighting, Process Equipment Systems, Building Maintenance, and other tasks as they apply to demands of the department. Monitors and responds to local alarm systems on HVAC, Fire and Security systems. Acts as primary facility security, maintenance and operations response personnel as needed. Provides immediate diagnosis and remedy to plant issues and/or contacts formal on-call maintenance personnel and/or contractors for assistance. Performs monitoring and operations of facility and utility plant operations at maximum efficiency and reliability while meeting all regulatory requirements.
Provides training and mentoring to others in the operation and repair of automated building systems. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices. Provides general clean up, housekeeping, and maintenance of machinery & electrical spaces.
Utilizes CMMS to track and preventive and corrective maintenance tasks and create work orders. Provide detailed written and oral reports / presentation on equipment utilization, round sheets, records, and daily pass down logs for internal use along with state and federal agencies. Develops new and improves existing SOPs to effectively document processes and procedures.
Associate's degree or equivalent from two-year college in electrical or mechanical engineering technology, computer sciences or related field or technical school in HVAC. Trade licenses & certifications will be held in high regard.
Knowledge of electronic principles, computer programming, ability to write programs, pneumatic & digital control systems, and computer-based Building Automation System (BAS).
Ability to read schematics, blueprints, technical manuals, engineering drawings, wiring diagrams, sequences of operations, control drawings and control loops.
Understanding of HVAC Systems, Process Equipment Systems (autoclaves, tunnel washers, bottle washers, and rack washers), Fire Protection Systems, Security Systems, Utility Plant Systems, Lighting, and Building Maintenance.
Ability to diagnose and repair HVAC components, programmable Building Automation Controls and monitoring systems.
Ability to prepare engineering documents, specifications and cost estimates for projects.
Ability to read, understand, follow, and enforce safety procedures.
Analytical ability for problem solving and to communicate effectively with others in writing and verbally.
Ability and willingness to rapidly learn new technical skills and apply them in the maintenance and operation of the facility. Analytical ability for problem solving and to communicate effectively with others in writing and verbally.
Ability to bend, squat or crouch, crawl, kneel, stoop, stretch and stand and/or work in cramped areas for prolonged periods of times while repairing equipment both at floor level, overhead, and or/in confined space areas.
Ability to climb stairs and ladders (both inclined and vertical).
Ability to enter man-holes, vaults, and other classified and unclassified confined spaces. A respirator and/or specialized personal protective equipment may be required to access certain confined spaces.
Certification in confined space entry or ability to qualify within 6 months.
With or without assistance, must be able to exert 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly to move objects and job-related materials and/or equipment.
