 Market Property Manager

PROPERTY MANAGER Reports to: Senior Property Manager .

Candidate must be skilled in all facets of Property Management. Capable of interaction with customers, unit owners, contractors and other professionals. The successful candidate will be able to direct and analyze the physical, fiscal, and marketing operations of the property.  Responsible for the day-to-day operation of the properties assigned. Prepare, present, and monitor the annual operating budgets. Develop and execute property-marketing plan. Experience with meeting occupancy goals, setting rental rates, and supervising leasing staff. Hire, train, and supervise property staff. Monitor rental activity at the property and be aware of the competition. Perform annual inspections, quarterly market studies and oversee preventive maintenance programs. Negotiate contracts and evaluate bids as they pertain to the operation of assigned properties and make recommendations to the Senior Staff. Ensure that property files are maintained in a neat and orderly manner. Prepare monthly reports. Monitor capital improvement. Ensure that the buildings and grounds are all maintained in the highest quality expected.
