Description Title: Property Manager or Senior Property Manager (dependent on applicant Experience)

Location: South Florida         

Reports To: Regional Property Manager               

Property Manager Position Description:        

Summary of Responsibilities: Responsible for managing commercial real estate properties, optimizing the return on investment in Ram’s behalf while establishing and promoting positive tenant relationships.

 

Essential Duties and Responsibilities

  • Prepare, implement, and monitor operating budgets(s) for each assigned property. Achieve highest possible return on investment through effective cost control and maximizing revenue. Maintain budgeted occupancy levels at approved rental rates.
  • Where applicable, assist in developing tenant marketing programs. Develop tenant retention programs, as applicable, for assigned portfolio of properties.
  • Audit all new and current lease files for accuracy and compliance, especially in connection with necessary legal and insurance documents.
  • Collect specified rents and delinquent payments, assist legal associate in filing evictions, and request write-offs as necessary.
  • Supervise maintenance of buildings and grounds.  Arrange for alterations to, or maintenance upkeep of, or reconditioning of, properties as specified in individual lease agreements and pursuant to capital improvement schedule.
  • Conduct periodic meetings with site staff as applicable. Employ or secure contract for services by maintenance personnel, grounds keeping personnel, onsite management and security services, if applicable.
  • Attend to tenant issues and needs, including but not limited to tenant disputes, assisting with renewals and any maintenance concerns. Coordinate and assist on special property projects (e.g., redevelopment, bank inspections, refinancing, and tenant build-outs).
  • Generate and submit regular reports on property status (e.g. quarterly executive summary reporting, monthly variance reporting. Review and process account receivables and account payables in a timely manner. Prepare and maintain tenant and vendor correspondence.

 

Qualifications:  These requirements represent the education, knowledge, skill, certifications/licensure and/or ability required to perform the job satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential duties noted above.

·         Bachelor’s Degree from an accredited four year college or university preferred with a minimum of three years of related commercial property management experience. Experience with the Florida market highly preferred.

·         Ability to read, analyze, and interpret general business periodicals, professional journals, operating statements, and government regulations. Ability to effectively present information in public and professional forums. Ability to interact with and respond to questions from tenants, vendors, and the general public. Ability to write reports and business correspondence.

·         Ability to perform calculations necessary to produce or interpret budgets, discounts, interest, commissions, proportions, percentages, rents per square foot, and other basic algebraic functions. Ability to create basic formulas for spreadsheet applications. Proficiency with Excel strongly preferred.

·         Ability to deal with tenants (current or prospective) in a professional manner utilizing excellent interpersonal and customer service skills.

·         Property Management Designations a plus.
