| Job Description |
SUMMARY
The candidate will be responsible for the maintenance of tenant areas within leased commercial buildings to include general office areas, data centers and laboratories. The candidate will be responsible for providing facilities maintenance support for the Client leased facility in Germantown, MD. The responsibilities of this position include acting as the primary liaison between the Client site personnel and the building Property Manager for all building Maintenance issues, as well as coordinating support for Client identified work requests. In addition the facility maintenance responsibilities at the Client’s leased facility in Germantown, MD, the Candidate will also be responsible for managing sustaining services at other client sites on the East Coast as assigned by the Senior Project Manager or Accounts Manager. While the majority of the maintenance activity will be managed remotely, some travel may be required. Finally the candidate will be asked to assist Project Managers in oversight and coordinating sub-contractors during the execution of various projects. The Candidate will work out of the Client’s leased facility in Germantown, MD., and shall report to work each day no later than 8am EST. The candidate shall dress neatly and conduct himself as a professional at all times. The candidate will be responsible for providing written and verbal reports to the Senior Project Manager and Client Personnel as required.
PRIMARY DUTIES AND RESPONSIBILITIES (other duties may be assigned):

Provide Facilities Maintenance support for Client leased facility in Germantown, MD.
- Work & coordinate with the building Property Manager and subcontractors to insure that all building/tenant owned systems are operating properly.
- Work with Client personnel & subcontractors to insure good housekeeping practices are maintained at the Germantown, MD facility.
- Understand current lease agreement and act as a liaison between Client site team and building Property Manager to insure completion of all Property Manager performed maintenance and repair activities at the Client’s leased facility in Germantown, MD.
- Support & manage Client requested work requests & small project work at their Germantown, MD Facility.
- Manage assigned projects & assist with facilities maintenance activities as required at other Client leased sites to include the Waltham, MA, Warren, NJ, Warwick, RI, Norristown, PA, Plymouth Meeting, PA, Columbia, MD, Washington, DC, Herndon, VA, Suwannee, GA, Cary, NC, Greenville, SC. Melbourne, FL. Maitland, FL. Deerfield Beach, FL. St. Petersburg, FL.
- Insure all project scope is completed within identified project budget and schedule objectives.
- Coordinate project work with Client Office Managers, Facilities personnel, Landlords & local Municipalities.
- Ensure all work is performed in accordance with applicable OSHA safety regulations & Safety Requirements.
- Assist in contractor / vendor identification and selection for assigned remote leasing projects.
- Develop detailed project cost estimates, comprehensive project scopes of work and schedules.
- Reviews subcontractor proposals to assure costs are reasonable & within project budget.
- Develop and provide detailed project and activity reports.

| Job Requirements |
This position requires a demonstrated ability to work semi-independently and maintain successful client relationships. Strong interpersonal and communication skills are essential.
EDUCATION and/or EXPERIENCE
Associate’s degree (A.A.) or equivalent from two-year college or technical school; two to four years related experience and/or training; or equivalent combination of education and experience.
CERTIFICATES, LICENSES AND REGISTRATIONS
Associate’s Certificate in Facilities Management preferred. Current work towards International Facilities Management Association (IFMA) Certified Facilities Manager (CFM) credential preferred.
LANGUAGE ABILITY
Ability to read and interpret documents such as construction drawings, safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an organization.
MATHEMATICAL ABILITY
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
COMPUTER SKILLS
Experience with MS Windows and Office (Outlook, Excel, Word, Access, Project Schedule) is required. The ability to create or edit drawings in AutoCAD is a plus.
