Description

Our client, a prominent Commercial Construction and Property Management Company in Montgomery County, Maryland, is seeking an experienced Senior Estimator for their Commercial Construction Division.

 

Duties:

  • Proficiently processes, distributes and tracks status of all pre-bid/ bid documents, addendums, correspondence: sets up plan log; receives, sorts, and log in documents; date stamps all documents and correspondence; reviews and verifies all documents complete; distributes to appropriate parties

  • Drafts/ prepares RFI's accurately and timely for job captain in managing the RFI process: receives, evaluates, distributes, and tracks status of questions/ answers to/ from appropriate parties

  • Effectively uses the FTP site for communication with bidders

  • Consistently seeks ways to reduce FPC bid costs through effective planning, minimization of plan reproduction, use of bid communication tools, limiting express delivery costs, etc.

  • Follows proper process and procedures for issuing, updating, and follow-up for bid invitations; demonstrates proficiency in use of current bid notification program

  • Uses information technology tools to efficiently and effectively perform job tasks

  • Demonstrate proficiency in preparation of accurate detailed estimates using appropriate tools

  • Demonstrates current knowledge of the cost of trade work to accurately price / evaluate trade pricing for assigned trades

  • Proficient in quantifying / pricing civil, structural, architectural, and MEP trades

  • Proficient in preparation and use of the bid day tab sheet: properly / accurately reflects all critical bid analysis information including key scopes items, bonds, taxes, MBE status, scope plug numbers and in house pricing

  • Demonstrates proficiency in "man-hour and crew" pricing

  • Demonstrates understanding of how assigned trades package their bids; accurately and timely evaluates scope inclusions and exclusions and takes appropriate action to account for gap/overlaps in scope, including estimate adjustments and or/ coordination with other estimators

  • Proficient in securing material pricing for FPC self-performed work

  • Reviews and demonstrates understanding of the bid form, bid alternates, unit prices, etc.

  • Effectively identifies and contacts all potential bidders in the market for assigned trades; contacts material suppliers and 2nd tier subcontractors for assistance in identifying key subcontractors that are bidding a particular project

  • Effectively communicates with all subcontractors/suppliers in assigned trades throughout pre-bid period to confirm bidding status; convey bid requirements, addendums, alternatives, unit pricing; review scope and evaluate inclusions and exclusions and review/ confirm schedule

  • Maintains timely communication and coordination with job captain and other members of the bid team throughout the pre-bid/bid preparation process to keep job captain and bid team informed of status of assigned trades, issues and opportunities

  • Demonstrates proficiency in "tabbing-up" subcontractor/supplier bids received on bid day to arrive at a complete comparable bottom-line price for each bidder; effectively utilizes the tab sheet (control numbers, revised low bid documentation, MBE notations, etc.); properly posts low bid on the bid day cut sheet

  • Consistently demonstrates "zero" mathematical tab sheet errors

  • Accurately and timely conducts post-bid tab sheet and subcontractor quote reviews to verify correct scopes and math tabulation; immediately reports any errors; assembles the tab sheet folders with all subcontractor/suppliers bids and verifies the "audit trail" is complete

  • Proficient in generating complete and accurate project budgets, budget qualifications / assumptions/ exclusions and a "marketing" project schedule

  • Proficient in performing value engineering analysis for assigned trades

  • Consistently seeks to develop/expand relationships with and fill database of qualified subcontractors/supplies; schedules and participates in "meet and greets" with new subcontractors/suppliers; strengthens subcontractor/supplier relationships, including regular attendance at building trade (ABC, WBC, etc) events.

  • Conducts, assists and participates in training.

Requirements

 

The successful candidate will have:

 

  • High School Diploma or Equivalent
  • A minimum of 7 years' Commercial Construction Estimating Experience and demonstrable experience in Levels 1-15
  • Must be experienced with Conceptual Estimating
  • Previous experience managing and leading  a team of Commercial Construction Estimators
  • Proficient in current software tools and e-file management: Timberline, Digitizer, Excel, Outlook, Word, at minimum 
  • Proficient in use of the subcontractor/ supplier database.  Confirms and updates information for assigned trades
  • Ability to read, analyze and interpret in English
  • Accurate and thorough project documentation experience
  • Prepared to take ownership of every task  
  • Must have an excellent grasp of the local commercial construction industry in the DC Metro Area
  • Must have existing relationships with local vendors and subcontractors, in the DC Metro Area
  • Effectively communicate with internal and external customers
  • Manage stress and obtain deadlines while dealing with a continuously changing schedule
  • Flexibility within the standard work week
  • Candidates must be able to show job stability in their resumes, to be considered

 

Please note that the only candidates who will be considered for this position are those whose previous positions in the Commercial Construction Industry were specifically as Commercial Construction Estimators
