SUMMARY:
To carry out general maintenance tasks and to assist others within the Operations Department.
ESSENTIAL DUTIES AND RESPONSIBILITIES
(Other duties may be assigned)

Interact and cooperate effectively with customers, and other building personnel. Assisting co-workers when necessary (work request, plant logs, scheduling lighting changes and after hours HVAC) and communicate valuable information. Communicate to our customers, future and/or on-going work related directly to their areas.

Provide phone coverage for the Customer Service Coordinator (CSC) during their absence. Enter and dispatch work request tickets into the system promptly and relay all necessary information upon their return.

Perform preventive maintenance and maintain professional appearance of all assigned equipment and areas (company vehicles, carts and all associated equipment and mechanical areas) for proper daily operation.

Conduct routine inspections on multi-customer floors and make necessary repairs to damaged walls, doors, floors, windows, and any items associated within assigned area and/or around the facility.

Conduct routine inspections of all construction areas, document and relay information to your supervisor in order to insure the integrity of the facility.

Performs basic electrical tasks - changing lights, switches and/or plugs, changing light bulbs and repair light fixtures as needed in and above ceilings. Take amperage readings when necessary on tripped breakers and required PM’s.

Assist in maintaining files of building plans, equipment specifications, and maintenance logs.

Maintain the proper documentation for all work requests in order to complete, close, bill back and/or log.

Place orders, make deliveries and pick up supplies and parts by driving a licensed vehicle.

Participate in providing 24-hour, 7-day a week coverage for emergencies and harsh weather conditions.

Complete assigned training programs within the appropriate time framed required by Crescent Real Estate’s guidelines.
Requirements
Valid Texas drivers license and clear Texas State driving record.
OTHER QUALIFICATIONS
Ability to operate basic hand tools, sewer auger, plunger, water jet drain cleaner, digital meters and voltage testers.
EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); three years general building maintenance experience; or equivalent combination of education and experience.
