Currently, we are seeking an Experienced Community Manager for our beautiful Windmill Manor community in Bradenton, Florida.  Candidates will be responsible for maintaining property operations by attracting and serving resident with excellent marketing and outstanding customer service skills.  

 

JOB DUTIES AND RESPONSIBILITIES INCLUDE:

  

1.  Marketing

·      Identify and rate the competition and completion of Market Surveys

·      Develop and implement a Marketing Plan that includes, but not limited to, identifying the features, functions, and benefits of community and manufactured housing lifestyle, and measuring the marketing efforts.

·      Plan asset repositioning and marketing, including preparing homes for rent or sale and maintaining a report of home sales and listings by RSI, other brokers, and individual owners.

·      Market to prospective residents in various ways including but not limited to, placing advertising (i.e. placement and writing of ads, use of ad templates and sample ad catalog, and providing directions to property from various points in state), and following up on leads received from the Marketing Office and/or Internet Lead Fulfillment Center.

·      Market to current residents, including organizing pro-active promotion of activities/coordination with residents for same

2.  Customer Service

·      Respond accurately to questions regarding community rules, regulations and Prospectus (if applicable)

·      Enforce rules consistently and effectively

·      Conduct property site inspections

·      Develop a strategy to meet and exceed resident expectations.

·      Maintain familiarity with any active resident group (HOA, if applicable) and utilize effective and professional communication with the group.

·      Conduct new resident orientations

·      Demonstrate the ability to solve problems and diffuse anger, including exhibiting patience

·      Complete Resident application and interview process professionally, consistently and in a timely manner.

·      Prepare lease, rental or sale agreements for residents and collect specified rents, taxes, assessments, pass-throughs, etc. monthly or as needed.

·      Plan resident activities

3.  Management

·      Implement Business Plan that includes analyzing the budget, income statements and variance reports, maximizing profitability of community and using of ethical business practices.

·      Communicate with professional, consistent communication with all employees in the Company and organize and respond to email

·      Demonstrate efficient time management abilities and delegate effectively

·      Oversee satellite business operations (Pro Shop or restaurant, etc. if applicable)

·      Demonstrate knowledge of and comply with Real Estate Statutes and Codes any other applicable local, state or Federal Regulations or codes

·      Formulate an Emergency Response Plan that is accessible, and ready to implement. (Fire, Severe Weather, etc.)

·      Responsible for financial management including accounting, record keeping, reports, rent increase processes, collections, maintenance of Petty Cash account, purchasing supplies

·      Handle risk management issues - To include reporting claims in a timely fashion, addressing liability issues before and after they occur, providing for safety training, compiling with legislation/ regulations (e.g. OSHA, EPA Regulations)

·      Manage vendor and contracting issues - to include establishing productive vendor relationships, monitoring certificates of insurance and contract requirements

·      Ensure effective human resource management - To include recruiting, interviewing & selection of staff, completing new hire paperwork processes in a timely and accurate manner, encouraging good performance and employee growth through effective motivation and rewards, models leadership skills – explaining expectations and goals to employees, completing and delivering performance reviews on all staff annually and as issues arise, coaching staff on performance issues, monitoring to ensure harassment prevention, utilizing effective disciplinary measures in coordination with Human Resources and following processes of Human Resources Department to ensure compliance with all local, state and Federal regulations regarding employment practices.

 

Requirements
  • 3 – 5 years experience with Property Management, Sales, Marketing and Operations
  • Bachelor’s degree (B.A.) from four-year college or university; or HS Diploma/GED with five or more years managing a manufactured home community or real estate enterprise; or equivalent combination of education and experience.
  • Must possess exceptional leadership and team building skills
  • Experience managing multiple employees required
  • Strong customer service, problems solving and public relations skills
  • Ability to communication clearly with residents, employees and managers
  • Ability to write reports business correspondence and procedure manuals.   Must have experience creating and analyzing budgets, P&L and financial reports.
  • Excellent organization and management skills with ability to multi-task
  • Above average computer literacy in Word and Excel and ability to learn internal software
  • Experience maintaining and managing proshop and golf courses a plus
