Apartment Service Technician II

JVM Realty Corporation (JVM) is a privately held real estate management and investment company based in Oak Brook, Illinois.  JVM owns and manages nearly 7,000 apartment units and employs over 200 associates throughout the Midwestern United States.
 

JVM is currently seeking an Apartment Service Technician II for one of its properties located in Indianapolis, Indiana.

Position Overview

 

The primary responsibility of the Apartment Service Technician II is to maintain the physical appearance and integrity of the apartment community. This involves ensuring a clean and comfortable living environment for residents and visitors. The Apartment Service Technician II will walk the apartment community in order to enhance and maintain its curb appeal, perform service requests in occupied apartments, and ensure that all vacated apartments are thoroughly restored to “market ready" condition in a timely manner. All those offered a position must be able to pass the company’s maintenance exam, pre-employment drug screen, and criminal history search. He/she must also be able to routinely perform standby maintenance in evenings and on weekends.

Preventative Maintenance/Safety

 

  • Correct unsafe conditions, e.g. broken latch to the pool, broken steps, open holes, broken/burned out exterior lights
  • Perform routine preventative maintenance on all appropriate equipment as directed by the property manager
  • Clean and maintain the swimming pool as directed

     

    General

     

    Diagnose and perform minor routine maintenance/repair of:  

     

  • Electrical and plumbing systems
  • A/C and heating systems
  • Appliances
  • Water irrigations systems
  • Stairs, gates, fences, patios, and railings
  • Tile, carpet, and other flooring
  • Roofing, gutters, and fascia
  • Interior/exterior lights
  • Fireplaces and ceiling fans
  • Gas fixtures and appliances
  • Shutters, doors, cabinets, windows, and sliding glass doors
  • Boilers- gas and electric

     

    Routinely perform the following duties in order to restore apartments to "market ready" condition:

  • Check all lights fixtures and repair/replace them as needed
  • Replace or repair windows, latches, screens, hinges, shelves, baseboards, mirrors, and closet doors
  • Check all appliances and inform the property manager of any problems
  • Repair or replace faucets, basins, or sink plugs
  • Perform painting duties as requested
  • Repair drywall holes
  • Identify any other maintenance needs in vacant apartments and complete a make ready checklist
  • Clean and rake mulch beds, plant new trees and shrubs, and use a blower to keep sidewalks clean of loose grass and brush
  • Operate a snow blower and shovel sidewalks during the snow season
  • Requirements

    Qualifications An ideal candidate will have…

     

    Knowledge

  • Comprehensive knowledge of HVAC, appliances, drywall repair, plumbing, electrical, and general carpentry
  • Knowledge of Fair Housing, EPA Type 2 Certification and EPA laws, and general safety
  • Two years of HVAC experience and certification
  • Must know how to operate basic hand tools common to apartment maintenance: drills, miter saws, screwdrivers, torch (for soldering), etc.

     

    Skills

  • Good oral and written communication skills
  • Very strong troubleshooting skills
  • Strong ability to build and maintain relationships with others

     

    Experience

  • 2 years of maintenance experience is required
  • An average of at least 2 years of job stability in their last several jobs
