SUMMARY
Responsible for the management and supervision of a team of real estate representatives, developing and executing a strategic market plan, real estate site selection, and procurement for new stores and relocations within a specified geographical area. Must be able to work in a fast-paced, multi-tasked environment. This position supports the southern portion of the US and will require travel.+
The Regional Real Estate Director will directly manage the Real Estate Representatives in the assigned area.
Proven record of success with real estate developers in build to suit land and property purchases and property dispositions
Manages and directs a team of real estate representatives in a geographical area.
Develops a strategic marketing plan for a defined geographical area which maximizes sales and profitability through revamping and relocation of existing stores and optimizing new real estate sites.
Establishes regional goals and objectives which augment and compliment department objectives, policies and goals.
Develops a regional budget which incorporates payroll, travel expenses, automobile, equipment, supplies and professional development.
Develops strategic relationships with real estate developers which embrace the development team approach while engaging developers as partners.
Responsible for the professional development and continuous learning of regional real estate representatives.
Responsible for creating plans to solve and improve real estate processes.
Responsible for evaluating and using technology to increase regional real estate quality and efficiency.
Bachelor's degree in a real estate or business related discipline; master’s degree preferred
5+ years of real estate experience
3+ years of management experience
Must possess excellent verbal and written communications skills.
Must be highly skilled in the art of negotiation.
Must have the ability to clearly and persuasively communicate the vision and key corporate messages.
Must be computer literate.
Must have a thorough understanding and utilization of financial statements and other key financial documents
Must possess a good "business sense"; possess the real estate technical expertise and broad job knowledge of multiple company functions; must understand decisions affecting customers; understand trends in the real estate market place; must possess the ability to make others valued and respected; must possess superior analytical abilities.
State issued licenses (real estate, appraisal) and/or real estate professional designations preferred. Valid State Drivers License required.
Position entails extensive travel via air and ground. Must possess the physical ability to travel with laptop computer and related company real estate documents. Must be capable of onsite investigating of real estate through extensive walking. Must possess physical capability to traverse varying degrees of real estate slopes and other related site terrain obstacles. Additionally, must possess the physical stamina and capabilities to investigate existing company stores to determine remodel feasibility versus store relocation.
Must possess ability to perform a variety of duties in an office setting as well as extensive work outdoors. A majority of work is relegated to outdoors in a variety of climatic conditions. Duties are performed over the entire annual period. Must possess ability to interrelate with other office staff.
