Description

Tri-Land Properties, an established and growing commercial real estate development company with five retail shopping centers in the Kansas City area, has an immediate opening for a Maintenance Foreman.  Tri-Land Properties is a full-service commercial real estate development company specializing in the successful redevelopment of distressed, underperforming retail properties.  Since 1978, the company has acquired, renovated, leased and managed shopping centers in numerous markets, including the Midwest, Mid-Atlantic and Southeastern United States. 

We are seeking a Maintenance Foreman – Kansas City Properties to provide maintenance support for all Tri-Land Properties managed shopping centers in the Kansas City area.  The Foreman travels between centers to handle those activities requiring immediate attention.  He/she is responsible for upholding the appearance of our shopping centers, and must have the ability to evaluate situations to determine how they can be resolved as well as which situations need to be escalated in order to be resolved.  We maintain our shopping centers, even those suffering from economic hardship, in a way that makes a positive statement.  Key aspects of this position include a sense of urgency in solving problems and completing assignments.

 

 

Responsibilities

 

  1. Maintain the assigned shopping center or centers in conformance with Tri-Land Properties standards of maintenance.
  2. Pay attention to the safety and convenience of customers of the shopping center and to the operations of its tenants and their employees.
  3. Understand and observe changes or conditions that affect the operation of the shopping center.  Report these observations in a timely manner to the proper supervisory personnel.  Please note the following examples:
    ·        physical conditions which affect the appearance, safety or operation of the center;
    ·        changes in any tenant operations, such as store closings, signage installations or alterations;
    ·        improper or inappropriate use of merchandising (such as banners or sidewalk displays);
    ·        changes of hours of operation;
    ·        new store openings;
    ·       improper shipping/receiving procedures;
    ·        improper waste disposal;
    ·        observations about the neighborhood surrounding the shopping center, such as construction on the roadways around the center, or construction of new shopping center facilities near the center.
  4. Comply, at all times, with all policies and procedures of Tri-Land Properties, Inc.
  5. Carry out all instructions given by the Supervisor or any higher authority of Tri-Land Properties, Inc. promptly and diligently.
  6. Respond, as necessary, to special calls concerning urgent problems at the center(s). Report problem immediately to the Supervisor or a higher Tri-Land Properties authority.
  7. Report on time and adhere to the work schedule set by the Supervisor.  In addition,
    ·         put forth an honest, diligent effort while on the job;
    ·         accurately record the hours worked and the duties performed;
    ·         contact the proper supervisory authority prior to or within 30 minutes of the start of your shift, if you are unable to report to work as scheduled for any reason. 
  8. Take proper care of all tools, equipment and facilities used in the performance of the job, being mindful of safety and security.
  9. Apprise the Supervisor of any declining inventory in time to replenish the supply before it runs out.  Examples include light bulbs, fuses, Tri-Land Properties report forms, etc.
  10. Wear proper attire; be neat in appearance, and groomed while on the job according to company policy, (Tri-Land Properties personnel are to be in uniform while on duty).  Wear safety vests and/or equipment as directed by the Supervisor.
  11. Treat all persons in and around the shopping center in a respectful, courteous and friendly manner, both on the job and off. 

 

Standards of Maintenance

 

  1. All shopping center grounds are to be policed daily and all loose trash, cigarette butts, glass and other debris removed.  Take care to maintain thorough coverage of the grounds including both landscaped areas and paved/concrete areas.  Walk the property each morning and each evening before days end.
  2. Spot check all sidewalks daily for gum, ice cream, or spills of any kind.  Scrape and wash as needed.
  3. Check all common area lighting a minimum of three times per week and promptly make replacements.  Check all timers for proper settings and adjust as necessary.  Tri-Land Properties requires all lighting (parking lot, under-canopy and all signage) to be operating properly.
  4. Check the entire property daily for incidents of vandalism, weather damage or normal wear and tear requiring replacement or repair.  Do minor repairs on the same day that damages are discovered; items requiring assistance should be reported to the Supervisor immediately.  Report all recurrent problems to the Supervisor.
  5. Thoroughly water all lawns, flower beds, landscaped beds and trees a minimum of three times per week, more frequently, as conditions require.  It is our intent that all plantings present a fresh green appearance at all times during the growing season, regardless of hot, dry weather conditions.
  6. Spot check all plantings on a daily basis for evidence of disease or insect infestation.  If such evidence exists, report to the Supervisor immediately.
  7. Keep the maintenance/equipment storage areas of the center clean and in order.  Oil and clean all equipment on a regular maintenance schedule as established by the Supervisor.
  8. Keep a complete set of keys, clearly marked on premises in a secure location that provides ready access for all authorized Tri-Land Properties personnel to all Landlord areas and vacant stores within the shopping center.
  9. Check the interiors of all vacant stores a minimum of once per week and more frequently in severe weather conditions.  Attend to the following:
    ·         identify evidence of vandalism or other problems;
    ·         maintain in a broom-clean condition, at all times;
    ·         maintain clean and presentable washrooms, at all times;
    ·         spot clean storefront windows on vacant units daily;
    ·         wash windows, inside and out, every one-two weeks, as necessary.
  10. Check paper-leasing signs daily and hang again as they become limp.  Use transparent tape to repair slightly torn or damaged signs. Report it the Supervisor when a sign is badly torn, damaged or faded.
  11. Maintain thermostats and lights, as instructed by the Supervisor, on as-needed basis.  Note: these measures help keep keeping energy consumption in these units at the absolute minimum.  Keep the thermostats at the prescribed levels; check these periodically throughout the week.  During winter months, do not permit vacant spaces to go below 50°. 
  12. Check for locked doors on all exterior doors (front and rear) to vacant units daily.
  13. Keep pedestrian walkway and service entrances to tenant premises free of snow and ice during the winter season.  Follow specific procedures for snow removal and manual or chemical de-icing established for each shopping center annually by the Supervisor.  These will take into account such things as the following:
    ·         most efficient pattern for moving the snow;
    ·         avoidance of personal injury or property damage;
    ·         proper stacking areas;
    ·         timing to avoid conflict with parking lot snow clearance;
    ·         proper use of chemical deicers.
  14. Maintain trash corrals and the area around all trash dumpsters in desirable condition.  Keep lids closed at all times and power wash the trash dumpsters periodically.
  15. Power wash all sidewalks periodically as determined by the Supervisor (a minimum of quarterly is expected.)
  16. Paint/stain benches, trash receptacles, bumper and canopy posts, service doors, etc., as required by the Supervisor.  Whenever possible, remove items for painting to the maintenance garage or a vacant store unit for preparation and painting in order to avoid fouling of the freshly-painted surface or spillage on the grounds.  Use caution and avoid spillage or splattering of any kind, and clean up thoroughly after each job.
  17. Light diffusers, walks, signs and other surfaces where soiling becomes evident should be washed immediately.
  18. Report damaged or weatherworn traffic signs immediately to the Supervisor for repair and/or replacement.
  19. Check the center once each week after daylight hours and before midnight to insure that all common area timers and signage are operating properly and report problems the next business day to the Supervisor.

 

Requirements
  1. Experience with electrical troubleshooting and repairs, HID lighting, carpentry/drywall, plumbing, painting, roofing, landscaping/lawn irrigation and concrete/asphalt.  Experience with power and hand tools.
  2. Must have organizational skills and neat working habits
  3. Computer skills including Microsoft Windows, Word and Outlook
  4. Availability to work variable hours including weekends, evenings, and holidays, and respond to emergency call outs as necessary by answering company-provided cell phone 24/7
  5. Experience operating various pieces of equipment including, but not limited to, the following:
  6. ·        (Hand) picker

    ·        Gator (small ATV

    ·        Lawnmower

    ·        Snowblower

    ·        Leaf blower

    ·        Power vacuum

    ·        Snow shovel

    ·        Scrapers
