PURPOSE OF JOB

Supervise and perform daily servicing functions for the single family and income property real estate loan portfolios, ensuring department work is completed in accordance with bank policies and procedures. 

 

MAJOR AREAS OF RESPONSIBILITY
OPERATIONS

Ensure timely and accurate servicing of the single family and income property real estate loan portfolios. Work with the department staff to quickly and accurately reconcile out of balance conditions and resolve other work issues in the department. Read and interpret legal documents such as promissory notes, loan agreements, deeds of trust, title and insurance policies, assignments, modification agreements, participation agreements, and servicing contracts.  Review loan set-ups and, as required, implement file maintenance in the servicing system. Ensure accurate tracking, follow-up, and timely reporting on expired insurance policies and delinquent property taxes. Promptly identify loans not performing in accordance with the terms of the loan documents and refer for loss mitigation review. Maintain a full understanding of escrow analysis, starting with the initial disclosure given at loan funding. Run scheduled routines and ad hoc data exports for the lending units and financial reporting requirements.  Complete servicing related audits including, but not limited to, flood insurance, annual tax contract, and annual escrow analysis.   Provide input to improve the efficiency of workflow, bank policies and operating procedures. Document accurate procedures for all activities performed in the department and ensure department staff is following them. Assure proper maintenance, cleanliness and security of work area.  Create and monitor department work schedules to optimize coverage. Maintain accurate staff attendance records and submit timely payroll records for processing.  Provide input to employee status meetings and written performance evaluations. Meet each month with your direct supervisor to discuss performance plan results. Perform other duties as assigned.

 

SALES AND SERVICE

Maintain complete knowledge of the real estate loan products offered by the bank and assist with the education of borrowers regarding their loan terms. Assist the real estate loan servicing staff with proper servicing of loans by performing research to resolve complex issues, ensuring timely updates are provided to the inquirer. Assist all inquirers and fellow employees in a friendly, efficient, and professional manner in accordance with established service standards. Coordinate the transfer of loan participation and servicing rights, ensuring a smooth transition for all parties.

Requirements
  1. Five years of experience servicing real estate loans, minimum two years in a lead or supervisory capacity.

  2. Overall knowledge of financial institution organization, operations, products and regulations.

  3. Intermediate skill level with Microsoft Office Word and Excel programs.

  4. Basic report generation skills.

  5. Excellent verbal and written communication skills.
