Description Professional Property Services (PPS)  is a privately held real estate management company is seeking a Property Manager for various locations in Metropolitan Detroit Area.

The Property Manager will: 

General:    Oversee a Cooperative Housing Community and conduct all business in accordance with company policies and procedures.  Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.

Financial: 
  • Insure that all rents are collected when due and posted in a timely manner. 
  • Make sure bank deposits are made promptly. 
  • Work the Cooperative's attorney in enforcing the collection policies and the rules of the Cooperative. 
  • The Property Manager is responsible for staying within the budgetary guidelines throughout the year.

Personnel:

Hire, Terminate, train, motivate and supervise all on-site staff in order to achieve operational goals.  This includes new employee orientation, annual performance reviews, and enforcement of policies and procedures.

Administrative/Office:

  • Insure that all member/resident files are complete, accurate, and properly executed.
  • Maintain records on all aspects of management activity on a daily, weekly and monthly basis

Resident Relations:

Maintain a positive customer relationship with current and prospective residents and the Cooperative's Board of Directors.

Leasing/Marketing:

  • Must be knowledgable in all areas of phases of leasing/resales and resident retention.
  • Inspect vacant units to insure that they are "market ready" in a timely basis for new move-ins.

Safety:
Insure that safety procedures are being followed by the maintenance staff and all contractors, and report any incidents to the corporate office immediately.

Requirements Qualifications:  The ideal candidate will have:

Knowledge:

1.    A basic understanding in finance and accounting procedures.
2.    A complete understanding of fair housing.
3.    A basic understanding of human nature and what motivates different personality types
4.    A thorough understanding of the multifamily housing business and the rent/housing charge collection process.

Skills:
1.    Very strong mathematical, organization, and sales skills.
2.    Very strong oral and written communications skills.
3.    Very strong leadership and supervision skills.
4.    Strong ability to build and maintain relationships with others.
5.    Basic computer skills including experience in Microsoft Office products (word, excess, publisher).
6.    Experience with property management accounting software (Yardi Voyager) is a plus.
7.    Basic telephone and typing skills.

Experience:

At least 3 years property management experience is required.
