Description We are looking for a bright and energetic Property Manager that can make an apartment community flourish.  This beautiful apartment complex in the Phoenix area is in need of a talented Property Manager to step in and help build it back to its former glory.  The Property Manager must possess the ability to communicate professionally and effectively with residents, staff, supervisors, vendors and contractors to ensure the efficient and profitable operation of the apartment community.

Responsibilities:

Daily Operations

*       Management of Office and Maintenance Staff to ensure efficiency and the highest level of resident service
*       Establishing a strong sense of community
*       Preparation and administration of daily, weekly and monthly reports to ensure accurate communication between the property and the corporate office



Marketing/Leasing

*       Active participation in all property marketing strategy and marketing efforts
*       Positioning of the property as the preeminent apartment community in the area
*       Exercising creativity in exploring new marketing channels and consistency in maximizing existing marketing channels
*       Observation of trends, area developments, and networking opportunities in creating and modifying marketing plans
*       Establishment and oversight over leasing operations to ensure effective closing of leases


Property Projects

*       Identification of maintenance and improvement work that is necessary or beneficial to the property
*       Preparation of bids and oversight/quality control over contractor work

Requirements Requirements:

*       Must have at least 3 year experience managing a property with at least 250 units.
*       Must have a working knowledge of all financial aspects of apartment management, bookkeeping and cost control, physical areas (i.e. maintenance, landscaping, and contract negotiations), local and state laws pertaining to apartment management, marketing, leasing and leasing training.
*       Must be extremely motivated, be able to increase occupancy, promote resident retention, and increase overall property performance.
*       Self-starter, enthusiastic and experienced in the supervision of an apartment community.
*       Must be able to learn, implement and support company policies and procedures.
