Coordinates the daily operations of the community with special focus on general administration and property management issues such as responding to resident questions with regard to their rental home and community, interpreting and enforcing rental agreement provisions and community rules, coordinating work with the maintenance section, and assisting departing residents as they move out of their homes. Maintains knowledge of regulatory compliance and company policies and procedures related to community management.
Assists the Community Manager by building positive relations with residents. Conducts self in a professional and respectful manner toward residents, practicing and setting an example for other in accordance with policies to ensure that �Exceptional Service is Our Standard�. Assesses a variety of situations and solves problems within authorities delegated to them. Answers resident questions and resolves concerns and issues in a courteous, prompt, and professional manner. Maintains accurate conversation records.
Conducts periodic property inspections to maintain a high quality of community appearance and to check compliance with community rules and regulations. Works under the direction of the Resident Services Manager to enforce policies.
Processes incident reports, resident comments, and uses a variety of means to stay in touch with residents in order to note any developing trends in the community. Recommends corrective actions, procedures, and/or techniques to address changing needs.
Counsels and advises residents on procedures and requirements for terminating their rental agreements and clearing their homes. Calculates final rent due. Attends monthly Smooth Move Workshops, pre-deployment and homeport change briefings as needed to assist residents with housing and vacating needs.
Collects rents, damage charges and other fees from residents accounting for the funds properly in accordance with company policies. Prepares purchase order requests for approval and may assist in the coding and processing of vendor invoices for payment. Assists in managing delinquent resident accounts by making follow-up calls, discussing delinquencies with residents, preparing correspondence, and other related duties as assigned.
Assists in ensuring that all military housing program requirements and regulations are regularly reviewed and are in full compliance with appropriate regulatory agreements and agencies, including waiting list and other reporting requirements. Maintains current knowledge of all company policies and applicable state and local laws, particularly resident-landlord relations and Fair Housing laws.
Supports and ensures timely input, proper use and full utilization of on-site PC-based community management software systems including assistance in training of new associates and ongoing training of community associates.

Assists residents in initiating maintenance service requests when required and distributes to appropriate associate for completion. Ensures that all service requests are handled promptly and that all residents are notified if there must be a delay. Maintains a working knowledge of maintenance programs and procedures, capital improvement projects, and new construction programs so that prompt and correct responses are given to inquiring residents.
