We are looking for an experienced, professional Construction Manager - Technical Sales to join our team in LaPlace, Louisiana.

 

Reporting to the Director Construction Services, the Construction Manager (CM) is responsible for all front-end phases of assigned construction projects in the geographical area served by the region.

Essential Duties and Responsibilities:

 

Customer Service

·         Consider the Customer to be an integral part of the Project Team.

·         Communicate ModSpace Construction Services capabilities.

·         Sell the modular solution and benefits.

·         Qualify the opportunity through direct communication with the Customer & clear understanding of project requirements.

·         Qualify the Customer by understanding Customer expectations as compared to realistic solutions.

·         Educate the Customer on the process the Project will go through. Eliminate any surprises.

·         Assemble all project information and develop the project program requirements.

·         Conduct a needs assessment with the Customer.

·         Review proposed site, existing conditions/utilities and physical restrictions.

·         Develop business rapport with Customers and act as liaison to ensure Customer satisfaction.

·         Consistently demonstrate superior project leadership that meets both the internal and external customer expectations.

 

Sales Support

·         Provide VALUE by elevating the technical credibility of ModSpace.

·         Assist the sales team in qualifying the Customer and opportunity.

·         Minimize business risk through accurate assessment of project feasibility.

·         Provide general technical assistance and support. Provide training and mentoring when needed.

·         Maintain constant dialogue with regards to market/industry trends, customers and new opportunities.

·         Constantly communicate status on bids/proposals in progress, technical deal structuring and customer interaction.

 

Technical Support

·         Review and qualify bid/RFP documents.

·         Review blueprints and specifications, and convert that information into construction take offs.

·         Increase project profitability by offering more product and service solutions, i.e. site services.

·         Develop project strategy and “Win Factors".

·         Ensure Go/No Go reviews are scheduled on every project that is equal to or larger than (4) units.

·         Ensure that IDOR reviews are conducted as part of the Go/No Go review to properly document the role of the CS team for any given opportunity.

·         Technically structure the deal and identify cost efficient ways to provide the Customer with an optimum solution.  

·         Investigate state and local building codes and regulations.

·         Ensure CS representations in pre-bid meetings and job walks.

  • Using skills acquired within the building trades, identify the most cost efficient ways of bidding projects which will provide ModSpace with a competitive advantage.
  • Participate in prebid meetings/job walks/and subcontractor qualifications    as directed by the Director of Construction Services.
  • Develop a complete and comprehensive project scope of work

·         Manager vendor and subcontractor selection. This includes qualifying A/E firms.

·         Ensure Customer and subcontractor RFIs are generated as needed to clarify project requirements and needs.

·         Obtain hard-costs from selected vendors and subcontractors.

·         Review all subcontractor RFQs as solicited by vendors.

·         Develop milestone project schedule. Work with the SPM to develop elaborate and detailed project schedules.

·         Develop the project baseline estimate.

·         Assemble the Technical Package.

·         Conduct internal reviews with the CS project team to review the Technical Package prior to the pricing call.

·         Ensure timely delivery of the Technical Package to the TM.

·         Provide value engineering through creative solutions and cost-out engineering.

·         Ensure Pricing Reviews (Major Projects Reviews) are scheduled by the TM and conducted prior to proposal submission.

·         Schedule Project Kick-off Reviews are conducted with the project team following award.

·         Communicate regional bid activity on a weekly basis to the regional and corporate teams. Monitor pre-construction progress including but not limited to preliminary and final drawings, proposal writing and submittal to the customer.

·         Ensure Constructware is always up to date and enforces accountability measures on all front-end (bid activity) reporting.

·         Develop the project budget in Constructware.

·         Conduct Post Mortem reviews as needed to evaluate lost opportunities.

·         Enforce CS process and SOP.

 

 

 

 

Requirements

Qualifications

 

  • BA/BS or 4 years equivalent training and experience in a construction or engineering environment.
  • Minimum of 5 years construction management experience required, with a solid background in building trades and/or site development.
  • Proficiency in Microsoft Office, Spreadsheets, and ability to learn company software.  (Constructware)
  • Ability to effectively read blue prints.
  • Skill in communicating accurately in verbal and written formats.
  • Attention to detail and adherence to company processes and procedures.
  • Be of Sales ability to assist the current TM’s in closing deals.
