Regional Facility Modification Manager – CA Courts


 

Responsible for

  • the daily operations and execution of the Facility Modification requirements of the customer contract.
  • Direct the daily operations of the district Facility Modification Teams and district Facility Modification Project Managers.
  • Responsible for the overall program management, daily operations, supervision, direction, and coordination of all aspects relative to the portfolio of facility modification projects from initial client interactions, project defining and scoping, designs, estimating, material scheduling, subcontractor coordination, onsite oversight, change orders, close out documentation, and fiscal accounting and reconciliation.
  • Performs in-depth facility inspections to determine full project scope of modifications required.
  • Interface and communicate with appropriate customer and government representatives as required. 
  • Prepare and provide numerous project status and update reports necessary to keep managers and customer’s clients constantly updated and informed.
  • Direct and coordinate all activities of the Facility Modification Project Managers to ensure all projects meet customer standards and expectations, are current, coordinated and communicated, on schedule and on budget.
  • Must be able to organize, prioritize and manage multiple tasks simultaneously.
  • Prepare, coordinate and review all designs, cost estimates, material requisitions, plans and specifications for all projects.
  • Oversee the preparation, coordination, selection and execution of complex proposals and estimates.
  • Conduct site visits, do plan takeoffs, develop pricing, interface, negotiate, and coordinate with sub contractors and bid estimates.
  • Prepare/or review all change order pricing.
  • Prepare, review and provide all information with customers, clients, and district field staff.
  • Responsible for the coordination, development, and execution of all plan schedules and activities.
  • Responsible to coordinate and oversee all sub contractor negotiations, selection, bid processes and contract or proposal provisions. 
  • Ensure all sub contractors’ terms and conditions are clearly communicated, coordinated, and implemented to ensure quality of performance and standards that meet or exceed customer standards and expectations.
  • Provide technical contracting information to ensure ant and all construction complies with all regulatory standards, codes, compliance, and specifications.
  • Develop, coordinate and lead all project meetings as required.
  • Troubleshooting, installation and management of various projects including but not limited to electrical, plumbing, carpentry and HVAC.
  • Oversee all phases of construction projects and redirects efforts as necessary to obtain reliability, operability and aesthetic results consistent with customer standards, requirements, and expectations.
  • Refine construction projects processes to ensure timely and successful completion of each project.
Requirements

 

QUALIFICATIONS

  • Minimum of ten years experience in commercial facility management.

  • Bachelor Degree in Construction, Engineering or Project Management.

  • Knowledge of construction and service work standards, codes and compliance standards, equipment systems and techniques, drawings and specifications, and building materials.

  • Excellent oral and written communications skills.

  • Must be able to interpret basic architectural, mechanical and electrical blue prints.

  • Ability to manage multiple assignments simultaneously.

  • Must be willing to work overtime, nights, weekends, spit-shifts or holidays as projects require.

  • Be available on call 24/7 for emergency calls or project coordination.

  • Must be willing to travel periodically within the region to various sites that may require potential overnight stays. 

  • Licensed General Contractor B license desired. Ability to provide leadership, direction and coordinate activities on various types of teams in accomplishing its mission and tasks.

  • Demonstrated style of participative team management in problem solving, project implementation and continuous improvement objectives.

  • Possess the ability to manage a large number of projects concurrently. M

  • ust have electrical, plumbing, HVAC, carpentry, planning and design experience.
