Site Acquisition Coordinator Paralegal– West Warwick, RI
ESSENTIAL JOB DUTIES
1. Reviews title reports to verify the correct ownership is represented on lease agreements. 2. Determines the need to obtain non-disturbance agreements from landlords. 3. Provides clients with legal documents as requested. 4. Provides Site Acquisition market status reports, updates and maintains project database. 5. Tracks lease packages and reviews submitted to the client. 6. Confirms evidence of a fully executed lease with appropriate exhibits, final zoning approval documentation and drawings, building permits, and stamped construction drawing to ensure consistency. 7. Review and process Phase 1 and NEPA environmental packages 8. Review lease redlines and execution documents and assists with the preparation of lease execution and lease commencement packages. 9. Review all regulatory documentation including zoning determination and conditions imposed by local jurisdictions, state regulatory requirements, federal requirements, filing (FAA, FCC, MPE, etc.) and other regulatory imposed requirements. 10. Verify that all site-specific information is consistent throughout the Site Acquisition file documentation.
Requirements
JOB KNOWLEDGE
Experience is acquired through an undergraduate degree in real estate or related degree majors; and/or related and progressive work experience. Proficient with office automated application, strong organizational skills, and excellent oral and written communication.
