Area Director of Operations - San Diego
Job Summary

1. Independently identify and lead the execution of opportunities which drive margin and new owner creation and
2. Developing the talent framework needed to drive earnings while providing appropriate administrative support, including hiring and developing top talent in alignment with Company strategies, and
3. Leading the development of annual operating plans and the development and analysis of all compensation plans and
4. Directing and ensuring proper internal controls and corporate policies and procedures are established and are being adhered to at all levels within the Regional.
This position will also be responsible for ensuring appropriate support is provided to corporate senior management as well as managing projects impacting all Area sites being conducted by corporate financial analysis personnel. In summary, this individual will be responsible for all business, financial, and administrative support for the Area, whether initiated or driven by the site and/or Region level or Business Unit or, corporate level.

Scope/Financial Responsibility
The area roles support all the sites within their respective area. The number of sites fluctuates by area and most include WVR, WBW, and Shell site operations. It is the responsibility of the Director to staff and manage the staff performance to meet these objectives:
• Creates an inclusive, positive working environment for direct team and the overall Business Operations team, maintaining a positive attitude at moments of stress and positively influences others' attitudes.
• Understands how to navigate the organization in order to meet business goals and objectives.. Articulates department's business direction, key drivers and objectives.
• Hires and develops top talent, providing consistent, timely, and behaviorally specific feedback to team both formally and informally, serving as a mentor to direct reports to enhance potential skills or address development opportunities.
• Sets goals and measures for organizational performance. Obtains and assigns the right resources to the right tasks in order to achieve desired results. Holds people accountable for results.
• Strategically creates plans with measurable outcomes which drive incremental value. Effectively communicates strategy and outcomes to leadership.
Travel Requirements
The position will require frequent travel to the locations within the Area of responsibility. Travel compromises approximately 30-40% of total.
Qualifications
Minimum Requirements and Qualifications
a) Education
• Bachelor degree in business from a 4-year college or 10 years combination of education and related progressive work experience
• Accounting or finance background preferred
b) Training requirements
• NA
c) Knowledge and skills
• knowledge of GAAP as well as financial and statistical analysis
d) Technical Skills
• Strong knowledge of MS Office specifically, MS Excel.
e) Job experience
• 2 to 3 years progressive financial experience
• Timeshare experience preferred, but not mandatory
• Team management skills mandatory
• Must be self-motivated, being able to manage multiple projects while incorporating work style with team objectives at both the Area, Regional, BU, and corporate level
• Must be well organized and able to perform under stressful situations
• Must be able to communicate and partner effectively with all levels of the organization
• Must be decision-minded, capable of providing senior management clear paths to optimal results desired
Unless there is a legal requirement, experience will be accepted for the education requirement.
Complexity
Describe the following:
a) Level of decision making authority
• Responsible for overseeing and ensuring the adequate staffing of roles within the Area in order to support the business. Additionally, the Director is responsible for development of associates and building of pipeline to facilitate future growth within the Region.
• Has approval limits for operating expenditures and expense reports up to $2,500. May enter into agreements not to exceed 1 year or $2,500 in obligations.
b) Level of autonomy
• Operates with a high degree of autonomy. Position will be located remotely from Director, Regional Operations and must be able to manage work priorities and goals independently.
c) The impact of his/her decision on the organization
• Given the size of the total team managed and the NOI and sales driven by the Area, this role plays a significant part in the success by ensuring organizational effectiveness, providing financial guidance, and driving value creating initiatives.
d) Supervisory responsibility:
• Position will oversee manager roles directly. The total organization under management of this position will be approx. 20 associates spanning Manager, Supervisor, and Coord. levels.
